I'm a 5+ year resident who used to enjoy living here, but this past year has been different. Communication, follow-through, and management have declined.

My frustration is not the problems, but the time, persistence, and stress required to get routine issues addressed. I've spent much of the year writing emails, documenting problems, coordinating access while at work, following up, and escalating issues.

A neighbor noise issue lasted months despite emails, security calls, and documentation. I… sought legal assistance before action was taken. Residents should not need an attorney to enjoy their home.

Water intrusion damaged my bathroom. With less than one day's notice, I had to pack, arrange care for my sick dog, adjust work, and relocate to a hotel Pegasus provided. My security camera later showed no work occurred because the vendor was delayed, reflecting poor coordination and communication.

I reported window air gaps allowing outside air and dust inside. Maintenance said a historic-window vendor was needed, so I waited over a month. After following up, I was told the windows worked as designed and I could buy inserts myself. Ask questions if energy efficiency, dust, outside noise, or comfort matter to you.

Since July 16, my air conditioner has failed to reach the thermostat setting and runs continuously. Emergency maintenance calls went unanswered. Pegasus sent an HVAC-certified employee and its contractor. Based on what I observed, neither performed a full diagnostic, but they recommended replacing the thermostat. It was replaced, yet the problem continued.

Another HVAC vendor was scheduled, but the General Manager intends to charge my account although I did not hire or select the contractor. It is unreasonable to charge a resident for testing the property's staff and contractor failed to perform. I provided photos, videos, and observations.

I contacted Equity Residential's corporate office multiple times because onsite issues went unaddressed. My concerns were routed back to the same management team, creating more emails, follow-up, and escalation.

Common areas have declined, including dirty, heavily marked hallway walls and baseboards left in poor condition despite requests. Residents were also required to sign waivers for a building-wide cockroach treatment.

Prospective residents should read carefully, prioritize long-term resident reviews over tour reviews, and ask detailed questions. Read More

Things to expect if you choose to live here:
-elevators not functioning (expect 1 working elevator )
-freight elevators unavailable for move in/out
-smelly hallways
-breaking and entering from the homeless that stay right outside
-employees with bad attitude
-rats in the parking structure…that’s if you get a spot after being on the wait list for most of your lease
-construction and roadblocks
-constant filming around building—you have to detour to get into the building
-old plumbing… and leaks
-takes several weeks to repair appliances
-unsanitary sidewalks (dog and human remains)
-bad floors
-airbnb parties
-amenities unavailable
-roaches
-no security
-concierge unavailable when you need them

I lived in many downtown apartments in my 6 years here. I always heard good things about Pegasus, like their pool top, amnesties and their great location.

If you like the hustle bustle of city life, restaurants, bars and to network and meet single professionals, this apartment is for you.

Horns, hipsters and the homeless. The grit, the smell and the gleam. Welcome to the Central City. DTLA!

In the thick of the Financial District lies Pegasus. Built in 1949, this former big oil headquarters and somewhat cold and modern Art Deco 13 story building boasts a plethora of pros; The sun drenched pool, the gorgeous lobby with it's original marble and express elevators, the 12 foot ceilings, and the historical bi-fold windows. Not to mention the people. From the leasing agents to the… maintenance workers to the concierge to the parking valets. Courteous and professional. And the location?! Walk in any direction and you've got it all; Eateries, bars, coffee, and groceries. A bit further and you've got LA Live, Staples and Little Tokyo. And of course the 7th Street Metro Station. Days become weeks before you realize you don't miss driving.

Now the unfortunate side of things. I've been a resident at Pegasus for three years, and each year my rent has increased by 10 to 15%. We're talking an extra $200 per month after your first and second years. The leasing agents will work with you the best they can, but really there's very little room to negotiate. It all goes straight up the ladder to corporate. The publicly traded Equity Residential.
Guess they need to keep their shareholders happy. I on the other hand do not own stock and will not be renewing my lease for a fourth year. If Downtown was rent controlled I'd never leave!

If you love this city, crave it's culture and dig it's diversity, then yes, spend a year or two at Pegasus and soak it up like a sponge. Bum urine and all! Read More
