Unprofessional Management

I am beyond upset, I understand that they are understaffed essentially have no staff besides maintenance. This company is VERY disorganized. They have been short staffed for a while which doesn’t make sense that they haven’t hired someone by now. Management before was alright but at least we had people here to help if we needed some.

I called for an afterhour emergency and to NO suprise it connected me to
nothing.

Constant Security Issues

The apartments are nice enough on the inside but there are constant security issues throughout the complex. I lived here for 3 1/2 years until my front door was kicked in overnight while I was gone. There are always homeless going through trash, illegal dumping, packages and mail getting stolen and apartments being broken into because there is no gating or security around the complex.

Would not recommend

I cannot recommend moving here. Upon move-in day, our unit had scuffed up walls and peeling paint. There was also dead bugs on the floor and also in the tub that hadn’t been cleaned up. It was very disappointing, since we had high hopes for this newer complex.

Horrible. Don't move here.

Absolutely horrible management that does not know how to address serious problems. Very dirty, overfilled garbage bins. Mails get stolen. No security guard on site. Ants and earwigs in the apartment unit. Floors are not waterproof. Uneven floor (construction problem).

Hello, we want all of our tenants to feel valued.

Our management transition has not been without a few challenges but we are well on our way to providing excellent support to our current and future tenants. Our new maintenance staff regularly check... that the garbage area is clean and accessible. Our security systems and nightly security patrols ensure out residents are safe in their homes. We strongly encourage our tenants to develop a relationship with the local post office to address concerns about mail since we are not allowed to manage mailboxes or mail.

Do not rent from this property

Please do not rent from this complex. I moved in here the apartments suppose to be clean and new. But it was dirty, with bugs. It's in the middle of nowhere. There's no covered or assigned parking. It's not gated and there's no pool.

Our management transition has not been without a few challenges but we are well on our way to providing excellent support to... our current and future tenants.

Our parking is open because the company did not want to charge a fee for parking which is a great benefit for tenants.

Merced is located in the central valley in a growing community. Our anchor is UC Merced and Merced College, both a short bus or car ride away. We do understand how isolated you may feel if you are from a large city center, and the regulations around Covid-19 may make it feel even more isolated. But we are here for you. Our leasing staff is available 7 days a week and they are from the area. Reach out to them for suggestions for fun and safe things to do, even during the pandemic. They will be glad to offer suggestions.

Also, if you do have a problem with your unit, you can reach out to us via your tenant portal or by calling our published emergency number, or stopping by the leasing office. Wear your mask and stay safe.
