I do not typically leave reviews, but I feel it is important to share our experience to help other applicants make informed decisions.
My daughter applied for housing at The Rose Apartments as a CSUN student, and I applied as her co-signer. During our tour, the leasing manager (Samantha) clearly stated that my role as a co-signer would be limited to income verification and that my credit would not be used as a determining factor.... I was also initially told that the income requirement was 3x the rent.
Based on that representation, we proceeded with the application and submitted all requested documentation, including pay stubs, bank statements, and landlord references.
After applying, I communicated with another staff member (Caesar), who advised that the acceptable credit range was between 550–800. This further confirmed our understanding of the requirements.
However, after submission:
A hard inquiry was run on my credit
I was denied as a co-signer based on my credit profile, which also contained some inaccurate information
I was then informed that the actual requirement was a minimum 650 credit score and 4x the rental income
It is important to note that I do meet the 4x income requirement, which makes the shifting criteria even more concerning.
These requirements were never disclosed upfront and directly contradicted what we were told prior to applying.
Additionally, attempts to contact the leasing office for clarification were unsuccessful, as calls, texts, and emails were not returned in a timely manner.
Due to the inconsistent and misleading information provided throughout the process, we ultimately chose not to move forward with this property.
I would strongly encourage future applicants to request all qualification criteria in writing before applying to avoid unexpected credit inquiries or changes in requirements.
