Ocean Gate Manor

For the 4+ years I’ve lived here, the owners and property manager have been conscientious of keeping everything operating and looking good. Recently they upgraded the outside with new vinyl fencing and tarsaso tile in the patios. They also replaced main plumbing pipes in the underground garage. The common areas and equipment in 3 laundry rooms are very well maintained, the upper 4th floor view deck is in “ship shape” including periodic furniture replacements, and the manager is friendly and... responsive should anything go wrong in the normal course of wear or otherwise. The outside is also routinely swept, watered and well maintained including new plants and regular gardening. Also, the complex is not overly large like many right near the beach; it is on a more quiet street that only goes a few blocks; there is underground parking and storage; and I like the configuration of my large single apartment (they also have 2 bedroom units). I have never written a review about anything, I felt the need to write this one to prevent anyone else from experiencing the same unfair treatment that we experienced living at Ocean Gate Manor. We lived at Ocean Gate Manor above the manager for about 3.5 years. We understand this is a long post, but had we known we would be living under the following circumstances, we would NEVER have chosen to live there.

Here are the top 3 reasons why you should avoid living in Ocean Gate Manor:

The... building has poor sound insulation. Over the approximate 3.5 years we lived at Ocean Gate Manor, we were told on and off that we sounded like “elephants”. The manager’s girlfriend literally told us she could hear me at 5:50am getting ready for work (we are two hard-working professional girls in our late twenties and we have early and long work days) which is a time I am purposely trying to be quiet to avoid waking my roommate. Management quite literally expects you to walk around on tip-toes to not bother them.

The management expects you to comply with demands that are not in the lease and cite it as “common courtesy”. We were told by the manager that we cannot run our dishwasher or vacuum after 9pm. We complied and had a for the most part s cordial 2.5 years thereafter he confronted us.

The management lacks competency. We filed a formal harassment complaint and specifically asked that it would go to someone above our manager because it was about him. The owners of Ocean Gate Manor made zero efforts to directly speak with us. Instead we received a letter back that was clearly in the tone of our own building manager, petty and unprofessional. The owner of Ocean Gate Manor wants nothing to do with its tenets and only wants their money (don’t expect to get your full security deposit back). To this day, our manager made zero attempts to resolve any issues with us, yet his girlfriend came up to apologize to us for her actions because she felt badly.

We want to stress that we are not disrespectful “party” girls. We have always had a good relationship with our neighbors on our floor and are still in touch with them to this day. We have been reprimanded for having TWO people over on multiple occasions, like baking christmas cookies on a wednesday night at 7pm. The management’s definition of “reasonable” is not aligned with societal norms.
