How Is This Rating Determined?

Great until someone moved in above us

My 1 star review is due to the lack of noise suppression between floors in this building. Anyone considering leasing an apartment here should expect, unless you live on the top floor, to hear EVERY step your upstairs neighbors take. At first I thought it was just a heavy footed person , but I’ve asked a few other residents and they confirmed the same.

While I would not be surprised about noise like this in a building that was older and had carpeting at first, then later remodeled with the...
plank / pergo type flooring, I would NOT expect this in a building that is brand new as of 2019. That being said, here is my pro/con list:

Pros:
1) Good location, walking access to many things and close access to the 101.
2) Pet area is easily accessed and kept very clean.
3) The staff here is great, very friendly and maintenance issues are (generally) resolved very quickly. For the reason I say generally, see the “Fun Fact” at the end of my review.

Cons:
1) Neighbor noise – as mentioned above, if you don’t live on the top floor, expect to hear neighbors above you walking around their apartment. Also be aware of the following clause that was in our lease: “We ask that you do not run the dishwasher or laundry appliances between the hours of 10:00
PM and 8:00AM. Vibrations and sounds from these appliances may be louder in your
neighbor’s apartment than in yours”… This should have been a red flag, quite frankly.
2) If you plan to rent on the southern side of the building (where In’N’Out is), be prepared for the sounds and smells. They are busy from open (10:30 am) to close (1:00 am), daily deliveries and cleaning the location as early at 6:00 am.

Finally, regarding the noise issue, I did reach out to management about options. Although I was told (as of early June 2019), that the complex is only 50% occupied, they are not able to provide me any other location option at this time.
• Fun Fact: The reason I know the building is 50% occupied is when I first moved in, it was taking over 2 minutes for my unit to get hot water at certain times. I sent a few emails to management about this, and was dismissed with “the building is not fully occupied which is why you don’t get hot water quickly”. Six weeks later, they finally had a plumber come out and they didn’t even come to our unit – they had to turn on/up a regulator down in the garage and viola…hot water almost instantly!
