Standard Valley Complex
PRO: Compared to most 2-story complexes in this area of the SF Valley, this is a very well kept complex. Thanks to new management over the last 3 months there have been a handful of improvements. Until they stepped in I never once saw the pool get cleaned, now it closes bi-weekly for maintenance. Our courtyard and exterior recently just got re-done and a full cleaning crew is out every morning picking up dead leaves, cig butts etc. Daily I'm seeing new improvements which is a great incentive... to keep living here at a very reasonable price, as you get gated parking, access to 2 pools, and most units have a small outdoor space (not just a patio) on the ground floor.
CON: The area! This complex is across from the park and is not amazing after dark which is not a comforting feeling. The walls can feel paper thin when the kids in the complex are running around or dogs are barking; these are standard complaints in any community complex but sometimes it feels like I can hear entire conversations 3 doors down. My unit has some minor bug issues; thankfully I keep it at bay with repellant and a clean space, but their coming from somewhere!
Overall I would recommend this to someone who wants to live in Reseda based on price per sq.ft, however anyone looking for a community (walkable shops etc.) or doesn't like loud noise during the day/evening I would suggest looking elsewhere.

Parkview Apartments, Kittridge St., Reseda, CA
This is a quiet building with good neighbors across from a peaceful park. It has a large courtyard with pool, lounge chairs, laundry and assigned parking. A huge benefit is that pets are allowed. The grounds and units are adequately maintained but could be better. Property management can be a bit intrusive with frequent notices, inspections and such. New owner is trying to fix things up.

The apartment where I live in has pretty spacious units. Its really clean and its quiet. The only thing that would be amazing if it had a gym And more updated appliances.
