If you value peace, quiet, or working and studying from home, I would strongly recommend looking elsewhere.
The biggest issue is noise. The soundproofing is extremely poor. I have had three different upstairs neighbors and with each one I could hear everything. Walking, conversations, music, doors, and even bathroom use. It feels like there is no separation between units. This is constant, not occasional. I have had to wear earplugs with headphones just to relax or eat dinner, and sleep is... frequently disrupted.
There are also ongoing neighbor issues. My current upstairs neighbors leave their child unattended on the balcony and allow them to throw toys, clothes, bottles, and sand onto my balcony and into shared areas.
Other concerns include recurring plumbing issues, very thin walls and floors, pest problems in some units, and dry rot.
Safety has also been an issue. Despite increased patrols and cameras, I have had packages stolen and my car broken into.
Management has been mixed. Touring staff are friendly and the property looks great at first, but support for ongoing quality of life issues has been limited.
Positives are the location near Sac State and the American River Parkway, well maintained grounds, responsive maintenance staff, and nice balcony storage.
Overall, I wanted to love living here, but I do not feel comfortable or at peace in my own apartment. If noise does not bother you, it might work. Otherwise, I would avoid it or only consider a top floor unit.
