Requirements for Occupancy:
1. A separate application is required for each person over the age of 18 who will be occupying the unit. Co-signers are not accepted on the lease.
2. At least one applicant's current monthly gross income must be a minimum of two and one half (2.5) times the total monthly rent.
4. Total move in costs will be $6,600; security deposit ($3,300) plus first month’s rent ($3,300) is due in full before move in. Acceptable certified funds include Money Orders and Cashier’s Checks.
5. A valid, government-issued photo ID is required at the time the application is submitted.

Credit History and Requirements:
a) Applicants must have a minimum credit score of 700. Credit history will be verified by a credit reporting agency.
b) Source of income verification is required. Sufficient proof of income includes, but is not limited to, copies of current pay-stubs, bank statements, I20s, tax returns or W2s, military benefit statements, proof of retirement/investment income, SS, welfare, disability or other government income, spousal support, child support, student loans, or any other proof of legal, verifiable income.
b) No open collection accounts.

Rental History and Requirements:
a) No unpaid collections or judgements.
b) No evictions within the past 7 years, or 5 years with proof of financial settlement.
c) No greater than one late, and one returned rental payment during a 12-month period.
d) Previous rental history and tenant verification from the past three years will be required.

Background and Criminal History:
We may verify any information that you submit to us in connection with your application for a lease through any means, including any consumer or criminal record reporting agencies, personal and professional references, employers and other rental housing owners. All applicants require a background screening.

Property Conditions:
Smoking and Water Beds are not permitted on property. Small pets are allowed.
HOA limits 2 cars per property. Overnight passes available for guests.
Utilities: Electric, gas and water is not included in the rent and separately metered by SDGE and the City of SD.
A printed copy of proof of utilities new account set up must be provided prior to move-in.
