Oak View Apartments

The leasing manager and her assistant are very rude, shady, and very hard to work with, the worst I have ever encountered . It’s a blessing we never got to move forward with anything.

Moved out early November. Left our unit spotless, never had complaints, paid early each month, returned our keys early. Almost January, and we are still waiting on our security deposit. In the state of California, landlords have 21 calendar days after the tenant vacates to return their deposit.

We contacted the office multiple times asking about our deposit. E-mails and social media messages were ignored, so we'd call and go in person to the office as a more direct alternative. They told us… it's 21 "business" days (it's not, and by then, it was already past that timeframe as well.) We were then told they are waiting on the check to be sent from the property management company and that our full deposit should be here in the next week... It wasn't.

We contacted them again, only to be told that they'd call us back on x day. They didn't. We contacted from again. They then told us we owed them money for utilities, despite always paying our rent & utilities early and in full each month, and never once being told that we owe anything. Our Conservice account shows that all utilities were paid for all months, and not to mention, towards the end of our lease, we received an e-mail from Oak View with our prorated rent & utilities through the last day of our lease, which we have proof that we paid. We keep receipts and records of every single payment, statement, bill, e-mail, etc.

We went to the office to speak with them about owing them money when we didn't, and they said to just ignore it if we receive something in the mail saying we owe anything. We were also told that we would finally be getting our security deposit returned Wednesday. In addition, they used the holidays and auditing as excuses as to why they are busy and couldn't return our deposit in a timely manner, as if they didn't see the holidays and tax season coming. I'm a very busy individual who works 80-hour weeks, and I still manage to get things done before they're due within both my business and personal lives, especially if there is a legal obligation to do so, so there is no excuse for a late security deposit. Not to mention, Oak View is not new to this rodeo; they should be pretty knowledgeable regarding the laws surrounding security deposits.

We will be looking into small claims to retrieve our deposit (plus some) if it is not received by Wednesday, if our deposit is not received in full, and/or if they continue to claim we owe utilities when we don't. As good tenants, we deserve better. Read More

i've lived here for a while now and it's the worst place i have ever lived, mind you i move a lot, there were cockroaches when we moved in, the pool has never been clean since the day we moved in, damages already in the apartment, there is a spider infestation around the whole complex along with hornets, some of the neighbors are absolutely disgusting, we pay a lot of money to live here for low quality living, i truly do not recommend

The manager is unscrupulous, the condition of the apartments are less than savory and it was a huge mistake to lock myself in a lease here! They never actually repair anything just band-aid it until you have more issues. They have entered without permission or notice and just deny it when caught. Don't rent from them unless you want no rights to a place you pay for! If I could give less than one star I would!
