Applicant has the right to provide the property manager or owner with a Portable Tenant Screening Report (PTSR) that is not more than 30 days old, as defined in § 38-12-902(2.5), Colorado Revised Statutes; and 2) if Applicant provides the property manager or owner with a PTSR, the property manager or owner is prohibited from: a) charging Applicant a rental application fee; or b) charging Applicant a fee for the property manager or owner to access or use the PTSR.

Rental Qualification Standards
1-year lease term required
Gross monthly income must equal a minimum of 2x the monthly rent
Minimum 600 credit score required
All occupants 18 years of age or older must submit a completed application and any applicable screening documentation
Applications are processed on a first-complete, first-qualified, first-served basis
Maximum of two dogs permitted, subject to approval and no history of aggression
(Breed restrictions and pet policies do not apply to approved service animals or legally recognized assistance animals.)
This is a non-smoking property. Smoking, marijuana possession, marijuana use, or marijuana cultivation is prohibited on the property
Tenant Responsibilities
Tenants are responsible for establishing, transferring, and maintaining all required utilities in their name for the full duration of the lease term unless otherwise stated in writing within the lease agreement.
Tenants are also required to obtain and maintain renters insurance throughout the lease term. Proof of active renters insurance may be required prior to move-in and during tenancy.
