Overpriced and Unsafe Neighborhood
Hoyt’s amenities are good with nice appliances and a great maintenance team. The main drawbacks are the neighborhood, the pricing, the parking, and the current building manager.
I learned the difference between the sounds of fireworks and gunshots in this apartment. It is off of Colfax and I rarely felt safe past sunset walking from the parking lot to the front door, roughly 100ft. There were often non residents hanging out near the front entrance late after dark.
The apartment is incredibly... overpriced for the location and amenities. While it is nice inside, within a 15 min drive there are newer buildings in safe neighborhoods with even more included. An example of the pricing is the parking, which is $35 per car per month. I paid this just to go on a 4 day vacation and come back with a towing sticker on my window. 2 years later and goo be gone still isn’t enough. Also, utilities are billed through a 3rd out of state party with no explanation on how you’re billed. My roomate was gone for several months and our bill doubled. We moved out 2 weeks early, there was nothing in the apartment and the electric bill was the same as the previous month. For the last 5 ish months of living there, our electric bill was literally double what it had been. Neither my roomate or me were ever home during the peak hours and neither of us cooked.
Finally, the reason we moved out was the new building manager. She changed policies without telling anyone which left several residents locked out of their apartments, sometimes overnight. She set the fire alarms off from 8am-9:45am and only sent an email about the testing at around 8:50am. My deadbolt to my front door broke and I couldn’t use my physical key to get in. I kept submitting maintenance requests and videos of me trying to unlock the door and got no help. It took 6 weeks and me sending a notification for warranty of inhabitability for her to get it fixed. It took less than an hour.
Overall, this building is overpriced, poorly managed, and in a terrible unsafe location. I highly recommend looking elsewhere.
