The floor plan is decent, but management here is awful. Basically to amenities to begin with, but they are getting rid of what little they have left. No front desk people anymore so there are mass package thefts, people loitering, and even had a homeless person sleeping in a common area. They have a bunch of junk fees they don't disclose until after you sign lease. Some tenant association has formed and apparently there are a bunch of complaints to the government about this place now.

The building itself is nice, but that’s about the only pro of this place.

The management company could not be any more incompetent if they tried, in fact, replacing with them with a bunch of blind and deaf flamingos would be an improvement for how they actively make things worse.

Do yourself a favor and avoid any property managed by Brookfield in DC and you will save yourself countless headaches and probably add years back to your life without having to deal with their negligence.

If everything is fine, it's great at the Guild. However, if you need anything from the property staff/leasing office, it's awful. I needed assistance from the staff at the leasing office and went in person. They said they will get back to me and call, they never did. I had to call them a few times and the issue was never resolved. After a week, I had to go back into the office and resolve the issue myself (why do I have to do that when I don't even work here?). The Guild is perfectly located in Navy Yard, with thoughtfully and artfully designed units, and many parks and amenities right outside the door.

I have been very happy with the apartment, amenities and staff, I just renewed my lease!
