Comprehensive Review for MAA Trussville
I was a resident at MAA Trussville from June 2024 to August 2025.
Move-In Experience:
The application and approval process took five weeks with virtually no communication during that time. We were only told the application was under review, with no updates or guidance on the next steps, which was concerning as we were working against a lease end date. That said, once we moved in, the apartment was in good condition, the complex was relatively quiet, and neighbors were pleasant.
Apartment... Features & Amenities:
The unit had a gas fireplace, which is a premium feature not available in all units. While this added value, it remained out of service for the majority of the winter season.
Maintenance & Management:
Staff were friendly, but responsiveness and problem-solving were inconsistent. The AC struggled to cool properly from the start — despite multiple work orders between June and August, I was repeatedly told the issue was due to outside temperatures. Even at night, the system could not maintain the set temperature, causing the AC to run excessively and raising the power bill. The unit’s AC ultimately failed and was replaced in September.
The gas fireplace issue was another example of slow maintenance. Although I placed a work order in October, it was not fully operational until mid-February. Frequent follow-ups were needed, and updates were minimal, often blaming vendor delays.
Move-Out Experience:
At move-out, I was charged $1,200 for carpet replacement, claimed as 60% of the replacement cost because the carpet “couldn’t be cleaned.” The carpet was only three years old and showed normal wear and tear. No documentation, cleaning invoices, or photos were provided to support the charge. This added to the frustration of an already inconsistent maintenance and service experience.
Overall Impression & Recommendation:
The apartment and property itself are decent, and the community is quiet and pleasant. However, service and responsiveness make a significant difference, especially when paying premium prices for a unit. While staff were friendly, delays and lack of communication detracted from the overall experience. In my view, this property provides an average experience at best — inconsistent for the price, this leaves significant room for improvement in attention to detail and service.
