" Great place to live! Quite well maintained, and the staff is friendly and helpful. I've had a very experience here.

When I first moved in they moved me to another apartment that was exactly the “same” as the one shown to me when i came for a tour. It wasn’t. The bathroom wasn’t even up to date and looked old. Also i noticed there was black marks on the ceiling by the air vents in the living room and then over my bed in the bedroom. Didn’t think too much about it till now that it’s gotten worse and it’s mold! I’m pregnant and this is not sanitary. Even if i wasn’t who would want this in their apartment?On top... of that they moved me into this apartment with holes not even patched which all these disgusting roaches are coming from. I’ve read reviews from 3 YEARS AGO AND THEY STILL HAD A ROACH INFESTATION. Another thing is that the gates RARELY ever works. I’ve had random people vandalize my door, bang on my door for no reason and disappear and people have been robbed. I can’t tell you how many times the police have been here. I wouldn’t recommend it if you have kids or not because i’ll tell you right now I don’t feel safe at all. This place looks like a ghost town with trash in the parking lot, over filled in the recycling bins, main trash and dead grass all over. Save yourself your money and time. Believe me you don’t wonna leave here if I can I would give 0 star they wonna take your money for everything! The maintenance is a joke. I had to live 5 months without use my w&d because if I did my power blowed off then I had to sleep with no ac working, and I still needed to pay the w&d tax every month and when I needed a gate sticker for my car they would charge $60. I still live here but believe me when I say that when my contract is done I will never step here again!!

I am a current resident and all they do is fix the outside including pool area and leasing office to attract people to move here. The ONLY advantage is turnpike but they now have alot of other apartment that was recently build around the area. Please DO NOT be fooled the entire property need to be rip apart!!! They have big roached and mold in apartment all maintenance do is cover up by painting. They show you the renovated apartment but you dont see the real deal until you move in. I have no... reason to lie here. I am just waiting for my house to be ready and I will be out of here. I stayed too long in this disgusting apartment. Maintenance do whatever they want and the office cover it up. You will be waiting 2weeks before they com and fix anything in your apartment. I suggest you take pictures incase they try to be slick and cover they mess. DO NOT MOVE IN HERE YOU WILL REGRET IT! Leasing office and pool area is much better than the apartments and that gate is forever open. Not a safe environment at all for your family especially kids. BANYAN BAY NEEDS TO DO BETTER!!! When you ask to speak to corporate you can't get noone the leasing office tell you lies. If corporate reads this their number need to be available to resident incase we have concern and need to take our action a step further. If you like to live in a mess you are more than welcome to move here. Lee mas

Not sure if I saw a different member of the staff than the previous review but I went to the property to see 1/1 apartments available and from the beginning, the woman there was obviously annoyed. When I asked if I could see a model, she said it “depends on what model”. I told her it didn’t matter to me, I would see what was available for the time frame I’m interested in. She then said “depends on how much you want to spend”. By then I was over it, but entertained her ignorance and gave her my... price range to which she said they don’t have anything within that range.
