Beautiful Property, Excessive Costs & Poor Transparency
Affina is a very nice, new, and visually impressive property. The building itself is modern, well-designed, and clearly high quality.
That said, I would strongly caution anyone considering moving here to understand the true move-in costs before applying. Even with over 4x the income requirement and perfect rental history, not having “perfect” credit resulted in a full month’s rent deposit, pushing total move-in costs close to $7,000.
The advertised concessions sound appealing, but they don’t... meaningfully help with what most renters actually care about — up-front move-in cash. Free months later in the lease don’t reduce the immediate financial barrier.
The leasing office discussed deposit assistance options, and I applied solely based on the information initially provided about those options. It was not disclosed until after application and administrative fees were paid that the assistance must cover both the full lease obligation and the deposit, not the deposit alone. That distinction made it impossible for me to proceed.
When I indicated I could not move forward under those terms, the application fees were not refunded, despite canceling within hours and applying based only on the information initially given.
Affina is a nice property — but there are several equally nice communities in the area that offer clear, immediate help with move-in costs and leasing offices that are transparent from the start, rather than allowing renters to assume things will work out until after fees are collected.
