Reposting this because my first review disappeared which says a lot. This place is not what it seems online, and future residents deserve honesty.
Room Sizes & Rent
All rooms are priced the same, but they vary a lot in size. My room was maybe 1/3 the size of my roommate’s and could barely fit a bed and dresser. Management never disclosed this and doesn’t care when it’s brought up. You get what you’re assigned and are expected to deal with it.
Renovation Problems
We were moved mid-lease into a... “renovated” unit that felt rushed and cheap. Closets were smaller, they removed garbage disposals and ceiling fans, and the new paint literally rubs off on clothes. It all felt thrown together with no thought for people actually living here.
Bugs
We had roaches and brown recluse spiders, super dangerous. Reported multiple times, barely any urgency or follow-up. Pest control clearly isn’t doing enough, and it never felt fully taken care of.
Safety
There were people hanging around at night, and I often felt unsafe walking to my unit. No security cameras, no extra lighting nothing changed even after complaints. If something happened to you or your car, it’d be on you.
Amenities Not Delivered
The pool and hot tub was a big reason we signed. It’s almost July, and it’s still closed. We’ve paid for it all year and never once got to use it. Updates are vague or nonexistent.
Lack of Support
Every issue maintenance, safety, pests, was brushed off or promised with no follow-up. It felt like once we signed, management stopped caring.
Rent Doubled
Now they’re nearly doubling rent for the same units, same issues, same incomplete amenities. No real improvements, just a massive price jump.

Transparency is a priority for us, so we apologize if there was any misunderstanding regarding room assignments and sizes. As for the renovation, pest control, and safety, your feedback gives us valuable insights into areas we need to improve. Our aim is always to provide comfortable living settings and prompt solutions whenever issues arise. We regret that this hasn't been your experience.
For concerns with safety especially, we always try to provide the direct after-hours line for our Security team, Mil-Spec, who routinely patrols our property and has an on-call service available at any time for our Residents. As any place can be susceptible to outside factors outside of our control, our team heavily encourages anyone feeling unsafe at any time to call and report a concern for the security team to respond and investigate. Their phone line can be reached at 785-832-1351.
Concerning pest control issues, our staff takes any reports very seriously and works directly with our pest control team to treat any concerns to ensure a healthy and clean environment for our Residents. I'd greatly appreciate the chance to touch base and review any issues you've had to better understand where we fell short and improve our services moving forward.
Regarding rent increase, decisions like these are taken after considering several factors but minimizing inconvenience to our residents is essential. We empathize with how frustrating this situation can be for residents like yourself and would welcome an opportunity to discuss these matters further with you directly.
