Arbor Hills Apartments

I've rented here just shy of a year. Take your money and rent elsewhere. This place is pretty sub-par. You can probably find better...

The power goes off often, this is a known fact among residents. Fortunately PSEG is quick to fix it. But really, who wants their power off on a monthly basis? I stopped fixing the kitchen clocks at this point.

There ARE mice. I am confirming past posts...yes there are mice infestations in some of the buildings. I have lived on the top floor and a mouse got into... my place. I am a neat person, no crumbs, food, or mess out. Look, mice happen, but if you can avoid it, then why not avoid it? The exterminator barely does anything about it- lays some traps and never follows up. Doesn't even try to plug up the holes. You are on your own in keeping the mice out!

The people who live here are quite frankly trash and slobs. I've found trash littered all over the stairs to the laundry room. and notes with cuss words on them telling people not to use powder detergent. really people? packages go missing too, do not know if they are stolen. i would assume yes.

and lastly the property management likes to advertise that this is a gated community. well for the past year, construction has been going on and those gates have been wide open for anyone to walk in! i've had all kinds of strange characters parking in my spot! it is also a decaying, EPA investigated (side note: if you buy here - good luck selling, banks wouldn't lend to prospective buyers of my neighbors apt due to the EPA clean up - took forever for them to find as buyer whose lender was OK with it)

don't bother with this place and do not be fooled by the fancy flowers they plant outside - it's a falling apart dump. happy home searching! Lee mas

Worst experience ever!! Not only has our mail been stolen on numerous occasions, the plumbing backs up constantly to the point that we have feces in our living room, the employees break into apartments and steal from the residents, proof of this has been caught on cameras. Save yourself time and effort and pass this place up. I could go on but why bother, they are a horrible complex to live in.

Arbor Hills apartments are the best! 1 and 2 bedroom units all with big balconies or patios with gated security, beautiful grounds, 2 pools and awesome little gym. We were in a 1 bedroom that was so roomy with tons of closet space and eat in kitchen. We spent hours on our balcony that looked out onto the grounds with flowering trees. If it weren't for our relocation cross country we would never have left! It's hard to find spacious, updated units at affordable prices in this area and we were so... lucky to have found Arbor Hills! I've lived at arbor hills in Nutley for 2 years, and i can tell you i've never been more satisfied living at a location that is close to the city and still have that country home feel. I had recently graduated from college and was living on my own for a few months in Rutherford. There were some negative actions happening at my old locations that was affecting my livelihood and assests. I could take it anymore so after searching around i came across arbor hills. They were so accommodating to my... needs, they were reasonable with the rent price, granted i had to get a roommate. They have a great facility (gym, pool, social lounge area) the staff is very helpful and magnificent. I wouldn't doubt anyone who plans on moving here would seriously be in for a treat because i have yet to search for a new location. My parents lives down south but when they come up they too feel at home. Its amazing how one place can change your whole life. I currently am in a masters program not far from here that im hoping to complete so if your a student i would also check into this place! Lee mas

I've lived in Arbor Hills in Nutley, NJ for 2 1/2 years. When I moved in, my apartment had been recently renovated, with a new kitchen, bathroom and floors. The complex is quiet and well kept. Security is on site. Maintenance is responsive to any concerns I've had, which have been few. Amenities include 2 pools and a gym, which are very nice to have. I will sign my 4th lease in December, and have only had one small rent increase since I've moved in. I've been very happy living here and would... definitely recommend the complex to anyone. Lee mas
