Nicholas Place Apartments

While our experience was largely okay, there were a number of complaints and issues to seriously consider. Let's start with their outdated systems. No online payments, everything must be a physical check or money order. No digital copy of a lease, they hand over the carbon copy of it. The security of all of their buildings is shoddy. The pool has no lock on it, so it gets opened at 10 am, and anyone can come in and use it. Nobody checks to see if you live in the apartments or not.. which creates... lots of extra traffic and lots of extra, un-vetted people around. Their amenities are far from luxury (hello, not working exercise equipment!)

They also pick and choose when to enforce the leases. About a month before we moved out, notices went up that anyone with balcony lights hanging up needed to take them down, as these are only allowed around Christmas. We had lived in this same apartment for 2 years, and the people directly across from us had lights that were up and on at all times for the whole 2 years... until these notices went up. It just seemed kind of ridiculous.

We also had an issue where a noise complaint was lodged against us (our dog). Kira in the office let us know that she had photos and videos of our dog barking. We asked to see these, as it seemed as if this maybe could have been a violation of our rights and privacy... and initially, she said yes, she could share photos but not video, but she would need to download them in a different file to protect the privacy of whoever shared them with her. Then, she backtracked and said she couldn't share them at all. This seems like a huge privacy concern, but she did not care in the SLIGHTEST. They consistently pick and choose which noise complaints to respond to. Beware.. but feel free. The maintenance staff was super kind and responsive (that's my pro). Lee mas

They took my deposit and I kept calling checking on my application 10 days later they claim they called apt I wanted was gone.

If I could give it a zero I would. AC dehumidifier did work. Humidity at 70 percent. Industry standards is no more than 50 percent. Portable dehumidifier took 6.25 gallons of water out in 24 hours. Ran continuously for weeks taking 2.5 gallons out a day only bringing the huidity level down to 50. With AC off, humidity back up to 56 percent. They pressure washed the building causing my laundry room and foyer to leak. Their response, "that happens every time we pressure wash the building... ." Gee, why don't they fix it. I asked if this could cause a mold problem. They said no. Their response to the humidity issue was to terminate my lease. They won't move me into a different unit. The "apartments are professionally cleaned when vacated." Then why did they not discover the mold growing in the dishwasher. Lease is written in such a way that they can terminate it without cause. Unit across the hall screened in patio was infested with flys and maggots. The residents were blamed continually. it took a dozen phone calls for maintenance to figure out that the people above were putting their garbage out on the deck creating a perfect spot for flys and maggots to drop down into the unit below. There are more i could list but why bother. Save yourself some frustration and stay away from Nicholas Place apartments in Middletown, Ohio. Lee mas

These people will take advantage of you during the move out process.
We kept out apartment incredibly clean and vacuumed weekly.
No matter what condition the carpet is in they will rip it out and charge you. Didn’t notice while we lived there but there was constantly people changing carpet out! DO NOT RENT

I love these apartments and the staff is amazing!
