Crossings at Minshall Park

I haven’t had working AC for 2 years now. Old unit was falsely fixed(worked for 3 days) and then they wouldn’t come back. Next summer comes along and they tell us it’s totaled, and that they will replace. Nothing happened for 3 months and then I’m dead of summer they take unit away and never bother with replacement. It’s been a whole year since they claimed they’d replace it now. Complained garbage disposal was getting into dishwasher, they came and “fixed it” and suddenly dishwasher is full of... disgusting water and garbage disposal won’t turn on, never came back. One time, our bathtub faucet was dripping hot water constantly, took them 3 weeks to come look at it which by that point it was a steady stream. All they did was tighten the knobs, so problem came back within a week and it took another month for them to actually come fix it properly. This cost me over $300 in electric bill which was not forgiven. Owners have changed once a year for 5 years now, and every time rent increases, staff is switched out, and things are forgotten. Several light switches have not worked on any outlet since day one, and some outlets don’t work at all. Balcony is small and full of wasps, and roofing is falling out with bird nests in it, and sliding door doesn’t seal all the way unless jammed with wood. Parking lot floods during moderate rain, so you have to wade through several inches of water to get to car. Not enough garbage bins, as they are constantly overflowing. Pest control is negligible, mice come in winter and when it rains no matter how clean you keep it, we keep traps placed year round now. Windows have no screens, so bugs get in if you open them like we’ve had to all summer. There’s really only one window. Heat is finnicky, once came home to thermostat saying 107 degrees when it was set to 70 on auto, and then it wouldn’t turn off until I flipped the breaker in the closet. My car was stolen out of the parking lot last year, and this year the apartments towed it themselves because it had a flat tire and was sitting for a few weeks, even though it was registered on lease. We did nothing wrong, we pay to live there, which includes parking. Then they threatened to do it again because tag was out. Once someone was shot and killed in middle of complex and nobody explained what was going on until a week later. BRIGHT daylight lights on every building make it look like daytime in parking lot all night, and shine brightly into apt. Lee mas

There have been a number of discrepancies regarding maintenance and management in less than 2 years of me living there. I had a leak behind my tiles going into the neighbors downstairs and was told I could not get the drywall wet in the shower my the Apt. After the maintenance men left there was a hole exposing my neighbors toilet, my clothes were covered in drywall dust (nothing was covered or taped off), my bath tub had debris in it and my carpet was left covered in drywall pieces. After... multiple attempts to reach out of management it took them 5 days to return contact and when they did they asked ME if THERE WORK was complete. AFTER ONE WEEK the contractors FINALLY came to “fix” this and also did not clean up after themself. All the while the complex didn’t make me aware once of their entry into my apartment. When this was brought to the managers attention she told me she would contact another contractor and I did not hear anything else until I reached back out to her. It took me getting an attorney to hear back and get the work completed. They are refusing to prorate my rent for the now 2 weeks it took for them to fix it and/or let me out of my lease. Not to mention I submitted a maintenance request December 1, 2022 for 4 building lights to be replaced and here we are March 28, 2023 and they still have not been fixed. Ultimately management is reckless and lacks severe communication skills and maintenance does shoddy work. Beware. Lee mas

Love this property! Great location and staff is eager to help tenants have a great environment. They have wonderful amenities and doing several upgrades to the apartments. If you need a quit place to live you should check these apartments out!!

The prperty has been under a new management since spring 2022. Megan, Vicky, Darrell and Brian have taken significant steps to address and fix unresolved issues from previous management. Yes a good place to reside.

Crossings at Minshall Park has potential, it just needs the right leadership to direct it. But as it stands it has become a cruel reality to some who call it home. This complex is hurting for money and it is obvious. The front office has to be tough its understandable but very frustrating and can raise your anxiety if your are the faint of heart. They have been under new management in the past 2 years I believe 3 times! And everytime from my view new management targets the residents instead of... fixing the apartments and making it more enjoyable and less depressing. But I will say they are trying. So I would have put a 3 star but I dropped 1 because the begging. Lee mas
