As a corporation, very greedy. Mediocre craftsmanship, and paint so cheap it rubs off when you look at it the wrong way. They will find a way to charge you as much as possible. Midway through the lease, they changed the way certain utilities were billed and framed it for "our convenience". Started charging $225 for a flat rate in utilities which was NOT agreed to in the lease. Ended up paying almost $100/month more just for that.
They use the cheapest paint imaginable and then they charge you... $500+ on moveout for a repaint. They'll find a way to nickel and dime you as much as possible.

Regarding your concerns about the paint, it’s important to note that flat paint is the industry standard for new construction in Tennessee, particularly in multifamily housing. As for move-out charges, every resident is given the option to schedule a pre-move-out inspection, as stated in the lease. This allows residents to understand any potential charges in advance. Per the lease agreement, apartments must be returned in the same condition as they were received, excluding normal wear and tear.
