Edgewater East and West

This has easily been one of the worst apartment experiences I’ve had. The complex is constantly loud — people yelling at all hours, smoking weed, and jumping into the pool well past the 10 PM closing time. Parking is terrible; if you get home after 7 PM, you’ll likely have to park on the opposite side of the property.

Management is unresponsive and unprofessional. They do nothing about the ongoing noise or safety issues, yet somehow find constant reasons to enter your apartment. There have been... at least four “inspections” this year alone, which feels invasive and unnecessary.

On top of that, the entrance and exit gates are almost always broken, making the place feel unsafe and poorly maintained.

Overall, it’s loud, chaotic, and badly managed — I would not recommend living here. Lee mas

I should’ve known this place was going to be a nightmare before I even moved in. I had to hunt them down just to tour the apartment. I was scheduled to view it the Monday before move-in, but they didn’t let me see it until two days before. That should’ve been the first red flag. I should’ve run then!
Unfortunately, once I moved in, things only got worse.
Living here has been an absolute nightmare from day one.
They never disclosed that... the apartment had previously flooded. That alone is something that must be communicated to potential tenants — but it wasn’t. Since then, it's been nothing but issues:
-Appliances are ancient and broken, and management refuses to replace or upgrade anything. My stove has been broken since move-in. Maintenance keeps "fixing" it, but it just breaks again — still no replacement.
-The flooring is cracked and uneven, which isn’t just ugly — it’s a safety hazard.
-A/C went out for weeks during the summer heat. When they finally fixed it, the maintenance guy broke my toilet in the process. My bill went up to $400, provided proof and I got a whopping $25 credit for the "inconvenience."
-Washer broke, and when they replaced it, they flooded my laundry room. No apology. No accountability.
-Ants and pest problems have been a constant issue. I’ve had to treat the apartment myself multiple times.
-They suggest residents purchase lockers for package deliveries — but packages aren’t delivered there. They’re left out in the open and constantly stolen.
-The front office staff is rude, especially Glenda. Talking to her is like talking to a brick wall — if the wall had an attitude.
-Worst of all, they think they have the right to enter and search your apartment if they “suspect” you’re smoking — no proof needed. Huge invasion of privacy.
-Corporate office (Hayden Properties) is completely unresponsive. I’ve contacted them multiple times and never once got a call back.
Bottom line:
These people don’t care about their residents or the condition of their property. Everything is broken, mismanaged, or ignored. You're better off literally anywhere else — even the apartments next door.

Got approved pretty quickly and paid my fees and had to keep contacting their office to send us the agreement. Literally called and emailed probably 10-15 times over a 2-3 week span. We moved in and everything was fine except the tap water stinks very bad. It got so bad that we started using bottled water to brush our teeth and wash produce. The pools were down a lot without notice and they have a system to email tenants about things so I don’t understand why they couldn’t just email us when... they were closed. Lee mas

The management here is horrible! The neighbors aren’t friendly, I do not suggest moving here if you have kids or like to have company over. I’m very bothered with management everything here is just horrible.

Zero maintenance and property infested with bugs.Better apartments available in the same range. Regret moving here without doing research.
