I am warning you do not live here
I’m extremely disappointed with LL Sams. After living here for three years, I’ve dealt with countless problems that were either ignored or poorly addressed. Despite being one of the most expensive apartments near campus, the utility bills are sky-high due to terrible insulation and outdated appliances. Our dishwasher flooded twice, parts of the wood floor were soft and damaged, and our washer didn’t work for months—they only replaced it after I personally convinced a maintenance worker.
The... building itself is in poor condition. Sections of the brick wall were literally falling off, and there was a hole in my wall where I could see directly into my roommate’s room. There was mold inside the air vent, and instead of properly cleaning it, they just painted over it. The jacuzzi was only open once during my entire time living here, and most amenities are rarely maintained.
Management is quick to charge but slow to take responsibility. My former roommate was hit with excessive move-out fees, including a charge for repainting a wall that was never actually repainted—I ended up cleaning it myself. I was also charged for carpet damage I had clearly documented on my move-in inspection.
There’s constant management turnover, poor communication, and a general lack of care for residents. It truly feels like this complex prioritizes profit over the well-being of its tenants. I wouldn’t recommend living here to anyone.
