Avoid Renting Here - Serious Management & Maintenance Issues!!!

Please avoid Renting Here!

We lived at this property from July 2024 through June 2025, and our experience was extremely disappointing. The building went through multiple management changes in less than a year, and each transition made things worse, not better. The community’s reputation among IMG Academy families has deteriorated for very good reason.

Here are just a few of the consistent issues we faced:

Elevators frequently broken

Trash pickup fees: You’re automatically charged for...
door-to-door pickup even when it’s inconsistently performed - resulting in smelly hallways

Maintenance problems: Work orders were often marked “completed” even though no one had shown up or done the repair.

Lease and billing discrepancies: We were wrongly billed for an extra half-month’s rent and utilities (over $2,000) despite providing proof that our lease ended in June. This error was later sent to collections and negatively impacted our credit.

Package theft and security issues: Packages were stolen multiple times, and front security gates rarely functioned properly.

Neglected repairs: Apartment screens and other maintenance issues sat unresolved for months.

Unsafe environment: A tenant engaged in illegal activity for months despite repeated reports to management; police ultimately intervened after management failed to act.

Whenever residents raised concerns, management would deflect blame onto “previous management”—yet the problems persisted regardless of who was in charge.

We paid premium rent expecting basic safety, reliability, and integrity, none of which were delivered. If you value responsiveness, transparency, and security, I strongly recommend looking elsewhere.

Run away!

This place is a nightmare. On the outside it looks quite nice but the reality lies behind the walls of pressboard. Mold is taking over and is putting people in danger. Appliances are new but constantly break down. The apartments are in a floodzone and it is mandatory evacuation when hurricanes threaten. Garbage piles up and the property is a mess. You can find better value for your $ elsewhere and be much safer. They are charging luxury prices for a place that could not legally pass health... inspections-seriouslyI learned after losing thousands to having to relocate to new apt. due to mold!

Do not sign a lease here - find an apartment that lives up to the standard of refinement they promise.

This place may have had a 5 STAR staff in 2023 but now their all new 1 STAR staff makes this a place to avoid when apartment shopping.Since this place has come under new ownership its has become a complete dump with many things in disrepair or disgustingly dirty for months.

Front gate - has not worked for 4 to 5 months
Grills at pool - all have been broken since spring
Elevators in 2 buildings - not in operation for almost a month which means trash collection has stopped, then picked up...

When they do actually take the trash they wont take any cardboard, you have to walk all of that down the stairs yourself (due to the broken elevator) and over to the compactor but don't worry they will still charge you full price for the 'concierge trash' pick up.

The floors and screens have not ben cleaned in at least 6 months.

The ant infestation here has gotten way out of hand, yet we are told "thats common with new construction".

Additionally you cannot enjoy the pool because they allow people to smoke cigars in and at the pool all weekend every weekend while we are paying to live in a smoke free environment.

With so many things in disrepair for such a long period of time it should be a crime for this place to advertise themselves as "A HAVEN FOR COMFORT AND SOPHISTICATION".

This is a place where you pay for expected cleanliness and refinement but only receive excuses, and broken promises.

Since this place has come under new ownership its has become a complete dump with many things in disrepair for months.
List of broken items:
Front gate - 4 to 5 months
Grills at pool - since spring

Those nice white pool...
lounge chairs you see in the advertisement have been gone since early spring.
In addition to the cigar smoke at the pool we now have a new tenant who stands right outside the stairs we are forced to take in building 1 and smokes 3-4 times a day. Management has been notified by several residents and nothing has yet been done.
The ant problem here is out of hand, its an absolute infestation.
