At least one false fire alarm every week, fluctuating prices with changing explanations, bugs everywhere, paper thin walls and floor, pet waste everywhere including sidewalks and hallways, multiple vicious dog attacks, apartment constantly smells like cigarettes and weed, etc. So many problems that I can’t even think of them all. The property seemed nice at first but issues brought to management are left unresolved. There is no transparency or communication around billing. Our utilities bill more than doubled with no notice. We thought it was a mistake. When we contacted the front office, and they said it’s because they were billing us incorrectly and they had to increase the amount of pressure washing! I’ve never seen a pressure washer in my entire time living here, and the hallways are grotesque. Insects, poop and... trash everywhere. Paying almost $300 a month for water is crazy work when I paid around $50 at my last Clermont apartment, and I don’t do anything differently. And they can apparently increase it anytime they want. We hear our neighbors and noise from the road during all hours of the day. For the price they want, this is a bad deal and I regret moving here. I can’t wait until my lease is up. If you’re considering living here, understand this first: the property has an ongoing public-health issue that management refuses to take seriously. Pet waste is left throughout the grounds despite repeated complaints and written reports. Rules exist on paper, but they are not enforced, creating an environment that is unsanitary and disrespectful to residents who actually follow them.

When residents report these issues — especially when they do so multiple times — management does not step in to... fix the problem. Instead, they shut down communication and make it clear that further discussion is not welcome. That isn’t resolution, it’s dismissal.

Even worse, when residents continue to advocate for basic standards like cleanliness and safety, management responds in a way that feels retaliatory rather than professional. Instead of accountability, you get intimidation. Instead of solutions, you get silence.

The result is a community where rule-breakers are protected, responsible residents are treated like the problem, and conditions continue to deteriorate. If you value being heard, respected, and living in a clean environment, this is something you should know before signing a lease. Read More

This company completely violated our rights during the apartment application process regarding service animals and people with disabilities. We were forced to create PetScreening accounts just to move forward, and the process required us to answer intrusive and unnecessary questions that go far beyond what the law requires.

We provided legitimate documentation from a licensed doctor verifying the need for service animals, yet instead of respecting that, PetScreening required extra steps,... invasive questioning, and pressured us into giving consent we did not want to give. This is not only inappropriate but a clear violation of our rights under fair housing laws.

No person with a disability should ever be subjected to this kind of treatment in order to secure housing. What should have been a straightforward process was turned into a stressful and discriminatory experience.

I strongly urge others to be aware of these practices and for this company to be held accountable for how it treats applicants with service animals. Read More

Just minor things but when brought up they are addressed. Super friendly staff. Amenities are nice and maintenance seems to try and be on top of things.
