Was okay

The neighbors were nice and things were mostly quiet for the most part. Probably the best part was them being so understanding. The insides were okay, landlord special with a slop of paint on everything and letting it drip dry with too much paint. The good thing is they are pet friendly for the most part.

So there was a month where management didn't get ANY trash pickup, so there on a hot Florida day- trash was sitting there fermenting, the outside smelled so bad. Something about issues with...
the online property stuff. Still, you could literally see all the trash piling up all over the place by the end of the week, it was disgusting.

No doubt there will be roaches, big ones. Draft under the front door let them in because you could see through to the outside. Told management, but they insist they still sprayed.

I have no idea what vinyl covering they had on those tubs but I wish they would just not. It was hard to clean those because the top coat was peeling away from the actual tub itself. The outlets are awful because the plugs fell out all the time, some of them we had to tape to the wall just to keep it in the socket.

And they keep PUSHING that flex payment in your e-mails and got rid of money orders to pay rent. Plus paying online you get charged like $30-$40 dollars more. Some people were even getting double charged due to an online app error. If people got to pay in person, that would eliminate the fear of online problems.

At once or two points, multiple cars were broken into and one of them was stolen. Since they can't legally have cameras, your only option is to set up your own since no one could be asked to care. Thankfully, the police were accommodating.

In a pinch, this is fine. Would I live here again? No.

Do not move here

I would not stay out here. Currently looking for a new place now. They are just letting people move in. As long as you have the money on hand. It’s people out here with more children than two which is the max because the apartments are small. Hilburn is just looking for a quick buck. Had attendants stay for about three months and all of a sudden they’re gone. A young lady stayed out here for about 3 weeks and she left. After a person moves out completely they move someone in the next day.No... inspection or nothing. First entrance apartments are not insulated so that means cold winters and hot summers. Especially in the summer because the ac unit is in the ceiling so it makes the unit work harder. Do not move out here! You can do better. You deserve better.

3 Year Resident

Just moved out, I bought a house.
Firstly, I am happy that a rental property has REASONABLE dog weight restrictions, so hard to find a place for my big girl... which was more than half the reason I picked living there.
Townhome style, muuuch better to share one wall and not be above or below anyone.
I "outlived" several office managers and most of them were decent. The one there now tho, Sabine, really really goes above and beyond to help you out. She's so kind!
Same for maintenance, Jay is...
awesome! Patient even though my dog barked at him alllll the time, haha. And of course, quick to address any issues. Even ones I hadn't thought of/realized, things he saw when in the apartment to fix other things.

Only real beef has to be the dumpster situation, that's not their fault tho. Pretty sure people from neighboring houses dump their stuff there too, and people just leave bags next to it bc apparently lifting a lid is too hard. Ew.

TL;DR
Great renting option. Current staff rocks.

just what we need

Been looking for a cheap and safe apartment and we found it in this place. The staff is very accommodating. Our request for a new carpet has been granted and she made our move 3 days earlier so we didn't have to stay longer in a hotel. Neighborhood is quiet but it's near the mall and other business stablishments.

Pretty good.

So far, my living experience at Hilburn apartments has been pretty good. I can't find another apartment as spacious as mine for the decent price. The neighbors are great, and quiet sometimes. I wish the late fee wasn't $100 though! I've struggled sometimes and had to pay late , and paying the late fee of $100 is entirely too much. Especially with a 3 month old.
