Great Place to Live

I have been living here for about 4 years now and I love it! The office staff has changed management a few times but I feel that this is the best team ever. They, and the maintenance team are amazing and go above and beyond to help the tenants. I love my apartment. It feels like I’m actually living in a house. There have been so issues with landscaping and the gate, but they seem to have been corrected. There are many community events every month, and the leasing office emails with updates... on all issues. The community is very quiet and a very convenient location. The neighbors are all very friendly. The community is very well lighted and safe. I have no fear if I have to go out during the night to let my pups out. I looked at a crazy amount of communities before moving here, and this was the best. I have no plans on ever moving out of my apartment. It will be my forever home. Thank you to the Leasing Office and Maintenance staff for making the best place to live.

Mistreated by Management

Our feelings about The Springs Apt’s for a year in Building 6. lived there from Jan. 2025 to Dec. 2025. Management knows who we are and are very aware of the issues that existed in our building. Was extremely dissatisfied with the fowl animal smell in the carpeting, in master bedroom (the carpet should have been replaced before we moved in) which I communicated to mgt on several occasions, since we moved in. I was dismissed for months about the issue, and was given so many excuses as to why they... could not replace the carpet, they had maintenance come in and shampoo “around” my furniture, this did not solve the problematic smell, then they had maintenance come in and spray a bactericide, that did not work, next excuse to not replace it, was because of lack of staff to get it done, then it was because corporate would have to approve it, then it was said to me that I could move into another apt. AT MY OWN MOVING COST!!! Why would we move to another set of problems and incur a whole new set of costs? Come on… really??? Then to make matters worse, the people upstairs moved out a few weeks ago and within two days several men went in and replaced the carpet and padding in both bedrooms upstairs, just the optics of that alone looked very poor to us and my son went to the office and told them just that!!! Made us feel dismissed again. As far as Customer Service is concerned why not offer to replace the carpet in our master bedroom at that time????? Inexcusable!
NEXT, I have kept recordings for months on the knocking that happens everyday and night within the kitchen walls, which we have had them listen to, we were told when the people upstairs move out then a plumber will be called in to fix the issue, well… the apt upstairs was empty for a week and while upstairs was empty, NO KNOCKING, now that there are new people that moved in, the knocking has started again!!!! QUIET ENJOYMENT… NO NOT AT ALL!!!! The issue was never resolved!!!
Next, we chose to live here for Safety reasons the fact that it is a gated community was appealing, well since the last lighting storm that broke the gate, the front gate was left wide open for 4 MONTHS. I have cameras and have noticed an increase in traffic, (all sorts of people coming in and out at all hrs) so it felt not so safe around there.

Regarding the carpeting concern, we did have third-party professional vendors out both before and during your residency to clean and treat the carpet, in addition to on-site efforts to address the odor. While these steps were taken in good faith to resolve the issue, we acknowledge that the outcome did not meet your expectations, and we regret that this remained a point of dissatisfaction. In reference to the reported knocking noises, a licensed plumber was also brought in to assess the plumbing system, and no mechanical issues were identified at that time. We understand how disruptive intermittent noise can feel and regret that this concern did not reach a resolution that provided you peace of mind. We recognize your concerns regarding the gate outages as well. Weather-related lightning strikes did impact the system multiple times, and updates were provided through our weekly Message from the Manager communications while repairs were being coordinated. We sincerely appreciate your recognition of Justin and our maintenance team. Justin consistently demonstrates professionalism and care for our residents, and your kind words will be shared with him and his leadership. While we’re disappointed that your overall experience did not improve to your satisfaction, we’re glad to hear you’ve found a community that better meets your needs. Don’t live here

Management is horrible, and they seem to cycle like seasons. The buildings were built terrible and whenever it rains heavy it leaks through the front door, which they know about, but do not seem to care to fix. They have multiple issues with air conditioning, some people have gone over 3 months without central air and heating. The landscaping company comes bright and early at 9am every week so be ready to get waken up if you are not up yet. The front gate always seems to be broken, so there’s no... point in it being a gated community. There’s always an issue with something. For a community this new, I would not recommend living here. The lease itself is a like a grid iron. Be prepared to pay and get nickel and dimed for everything. Be prepared for hurricanes too, because they don’t care for your struggle. They tell you it’s okay to be late, just pay the late fee every day until you can finally make it.

Worst Management



I am a current resident here and wanted to transfer to another unit in Springs after seeing a quote for a 2 bedroom unit. I emailed the property manager with the screenshot of the quote and my intentions to transfer (last Sunday night); visited the leasing office in person (on Monday); and was told that we could transfer and that she (Lane) would email us with details later that day. We received no email. So we called and also visited the next day. We were again told that we would receive...
communication that day. Nothing happened. This went on for AN ENTIRE WEEK. And then this week, when I visited again, we were told that since current quotes have changed, they would give us a new quote that is $200 more than the original quote we had been trying to get the office to transfer us for last week.

Why is it our responsibility to have to pay a higher monthly rent quote when the office staff are the ones who couldn’t properly handle their work? The service and work management shown by the entire leasing office here has been extremely unprofessional and absolutely terrible. Now they’ve started ignoring us, shutting the door on us, and refusing to talk to us. Mind you, we are still residents here. Yet, they handle the problems of other residents who just walk in while they make us sit and wait for an appointment time.
The level of unprofessionalism is absurd here, and I have never seen such poor management. All I have gotten at this point from the manager and staff are excuses and people blaming each other for not getting their work done. That is the highest level of unprofessionalism in any industry.
