Minimum Lease Term is 7 months but leases 12 months or greater will be given preference. Total initial deposit will include the first and last month's rent, the one month security deposit, plus the HOA security deposit and pet service fee (if any)

The HOA requires a $2500 community security deposit which is refundable less any HOA claims at the end of the lease.

Tenants pay for electricity, water, and cable. Landscape maintenance, bug and termite service and the filling of the main propane tank will be covered by the owner.
