My family lived at River North Apartments, and our experience there involved serious moisture and mold concerns.

Shortly after moving in, our daughter began developing unexplained rashes and other health symptoms. During the time we lived there, our daughters had multiple urgent care and ER visits. They were sleeping in the room that was later identified as the most affected area in the apartment.

Eventually we noticed visible mold and reported it to the management company. We were told that a... mold test had been conducted and that the results would be shared with us, but we never received that report.

Because of this, we hired an independent mold inspection company to evaluate the apartment. The inspection identified extremely elevated mold levels and also pointed to likely moisture intrusion contributing to the problem. The report included practical recommendations for addressing the underlying moisture issue.

From our experience, the underlying moisture conditions that can lead to mold growth did not appear to be addressed while we were living there.

We also contacted the local county code enforcement office because moisture intrusion is often related to structural or building maintenance issues. If you are a current resident and are experiencing similar concerns, you may want to allow inspectors access to your unit so they can properly evaluate the situation.

Living in Florida means humidity and moisture are common, but persistent musty odors, visible mold, or recurring moisture issues should be taken seriously. Tenants should document concerns, monitor humidity, and request inspections if needed.

Based on our experience, ground-floor corner units may be more vulnerable to moisture issues, especially around exterior walls and downspouts.

River north is a great affordable apartment and very nice for the price compared to other apartments who charge way too much.

Anywhere else. Really. Anywhere else would be better.
