Reserve at Midtown

I lived at this property for two years and had a very poor experience.

Living there was sup-par. I had to call the cops on my upstairs neighbors SEVERAL times. The apartment was cheaply put-together, constantly needing maintenance. This included having the ceiling of my bathroom fall out from above me due to a leak, my kitchen sink and dishwasher being clogged for weeks causing me to wash dishes in my bathroom, and other requests either taking weeks to be addressed or altogether ignored.

But... the most frustrating part comes from after moving out, as I was charged over $3,200 in “damages” that were not clearly explained. I had left the unit in good condition, so I disputed these charges directly and in a timely manner. After ignored emails and voicemails, I followed up with an email assuming they had dropped the charges. That was not the case.

Instead, the account was sent to collections without any notice to me, which significantly impacted my credit. This was highly inappropriate and even after calling and trying to get in touch with a manager about it for further explanation, they seemingly ignored me and told me to dispute it with collections.

After several months of back and forth, I ultimately filed a complaint through the Consumer Financial Protection Bureau. Following that process, the collection agency closed the account, stopped pursuing the balance, and requested removal from my credit report, which further confirms that the alleged damages were unsubstantiated. Although I did not receive my security deposit back, it still felt like a win after almost 8 months of frustration.

This situation was extremely stressful and time-consuming, and could have been avoided with better communication from management. It was one of the worst experiences I’ve had as a consumer, let alone an apartment complex.

I strongly recommend that future residents consider this, and any current residents document EVERYTHING at move-out and request detailed written explanations for any charges.

Great location, close to all popular stores and restaurants, safe, friendly environment.

Friendly staff and very helpful . A great experience

Management is never available. Pools are filthy. Apartments are barely renovated. Maintenance is slow to respond. Black mold in apartments.

I've been a resident almost 20 years now, The current management team is by far the best. Communication is excellent, response time to service requests has been wonderful the last 2 + years. The apartments are super spacious, and we do not have any noise issues. I did not give a 5 star because nobody is perfect but if there was an option for 4.5 I'd use it here.
