AVOID AT ALL COSTS!
Prices have gone up and they charge ridiculous electricity overages every month. They’re doing a whole rebuilding and have kicked some residents out of their original rooms because of it. They include little information about this project at the very end of the lease contract (which is about 30 pages so most residents ignore it when signing). They don’t have a firm timeline on the construction and looks like it’ll be going on for years. The construction team starts working at 7am every day. Leaf... blowers also show up at that time on some days, creating more noise. If you live in Building B with view to Avalon or the back of the building, the garbage truck comes every morning between 5am and 7am, and it’s extremely loud. If you live in Building A, you’ll be dealing with loud cars, ambulances, and police cars throughout the day. This whole thing doesn’t allow residents to sleep, study, or work.
The Flats doesn’t take any care of the buildings. The only thing they clean is the leasing office/lobby to attract visitors. As for the hallways, the carpet is always dirty and they clean it once per semester at most. The elevators are always dirty and sometimes they don’t work. There are multiple broken doors to enter each building and they haven’t fixed them in years. The stairs are always dirty and you can even see spider webs…nasty. There’s only 1 elevator in Building B and the waiting area has an AC that hasn’t worked for years. The rooms are spacious but they aren’t as modern. The bathroom floor is made with pieces of a material that always comes off. Some couches are worn out and they look old and unpleasant (they won’t replace them).
You can find better places to live with similar prices without having to deal with any of these disturbing problems. The Flats won’t do anything no matter how many times residents have brought up these issues. They’ll only care about charging their residents, what a joke…

While we can't control... the noise from garbage trucks or emergency vehicles, we do our best to minimize disruptions caused by construction and maintenance. We take pride in keeping our community clean and well-maintained, and we're sorry to hear that you don't feel that way. We do our best to keep our common areas clean and tidy, but we understand that some areas may need more attention than others.
