The Hadley at Hyde Park

Fire alarms go off at random hours of the night and went off over 20 times during the day today. The one person in the office said it was because the hallways floors are being painted a different shade of grey. I was told the alarms will continue to go off all day until they finish painting sometime maybe this week. I asked to speak to the property manager to see if they will stop painting until they've figured out the alarm. Avoid this complex at all costs! This apartment complex has had three names since 2021 when we first rented: Bleecker Hyde Park, Lumi Hyde Park, and now new name Edge at 1702. Three years of renting two units has been a nightmare. Safety is a major concern with garage door completely open 24/7 and door access to individual apartment wings. They used to have key fobs, but that didn’t last long. Anyone can roam around the property. Non-resident access due to VRBOs, etc have brought in people not… on the lease. Cars were severely damaged this winter in the garage, and the property management did little to address the issue. Tampa Law enforcement were very helpful in trying to find the perpetrator. Police suggested that garage gets lights which they did do. But no assistance in locating who was doing all the damage.
Maintenance is appalling. Mold is a persistent problem, in buildings 1 (first floor)and 2 (fourth floor). Washing machines take a month to replace if broken. All appliances need to be refreshed!
Maintenance has entered units without permission, including while residents were showering. We resorted to a stick style bar to secure the door so maintenance couldn’t access apartment without a knock or call before. They would just let themselves into unit! We've experienced dangerous mold remediation without warning, requiring emergency services. Fire Department assisted us with a near severe poisoning from chemicals and bleach exposure (all documented). No housing was provided to us when we had to “air out” the apartment from all the toxic chemicals.
Management is chaotic with frequent turnover, unclear billing, and questionable fees. When you try to call with a question no one answers the phone.
Trash overflows, attracting pests,and elevators are constantly broken. Don't risk your safety, health, or money by living here.
P.S. management called us to ask us to stay. No thank you! They have brought in old management from 2021. That’s when the place went downhill. Read More

An awful place to live everything's broken dirty trash is everywhere and it's expensive

I advise all looking for an apartment in the Tampa area to avoid this building at all costs. By playing off the complex as “luxury living”, we assumed that there might be some degree of quality in the management and upkeep of the building. Upon arrival I realized this would not be the case. On my first day of move in, the front office tried to tell me that I arrived on the wrong day and that I was early. They continued to deny me until I showed them an email proving that this was not the case.… After pointing this out, I was led to a disgusting room that had not been cleaned, in addition to a broken dryer and outlets that didn’t work on my very first night moving in. After spending about a month living in the building I found that:

- Fire alarms that went off for hours at a time in the middle of the night, which occurred on a weekly basis,

- Little to no security, as the gates and entry’s into the building were always open or unlocked

- Severe cockroach and fruit fly infestation

- Fruit flies were so bad that making food became impossible

- Constant disgusting messes in the hallways that were never cleaned up

- Massive piles of garbage in the garage that left an odor in the residences

- Rude and unaccommodating staff

In addition to these problems, there were a multitude of other inconveniences for residents which seemed to be customary. For the entire 8 months of living there, the elevator closest to our room did not work and was never repaired. Additionally, mail and packages would almost never arrive because of the repeated room number system between the two buildings, forcing us to coordinate with the residents in building 1, as they would receive our stuff and we would receive theirs. After letting the front office know about this issue, I was rudely sent off on multiple occasions by staff who had absolutely zero concern for the residents.
