I moved in a month ago and have experienced disappointment after disappointment. The first day I moved in my unit wasn’t even ready. I walked in with painters actively covering up spots on the walls. They had dripped paint all around the unit (which I’m still trying to clean) and the place itself hadn’t been cleaned. Management told me cleaners would come later. When I asked how to move my furniture in with the wet walls, they told me just to wait. I had taken a full day off work just to move,… and I had to wait around to actually move in. A few weeks later, I was working out in the gym and saw someone accidentally break the cycling machine plug. I put in a work request hoping they would have it fixed, but they never did. Small marbles, but frustrating for how much you pay in rent. My BIGGEST issue (so far) though, has been the lack of security. The garage gate constantly doesn’t work, and even though I locked my bike with a hard u-lock, to the bike rack, inside the “secure” garage it was stolen. All I can hope for is to somehow get my bike back and that things don’t get any worse. DO NOT RENT HERE. I've been here 6 months. This is the most unsafe, worst maintained, overpriced "luxury" apartment complex throughout all of Inman Park or O4W. You are better off in any other building in the surrounding areas.

I was told my apartment would be painted grey upon move in. The day of move in the property then demanded an additional $1500 for the paint color they guaranteed to me as a new renter.

I pay for stainless steel appliances (complex provided fridge only upon move in,… refuse to update stove/dishwasher/microwave from black so it's just mismatched appliances)

Car broken into (no security cameras anywhere in parking garages -- property said cameras were not in the "budget" and they are not liable, however, they send out community wide emails stating this is a major issue for the building so be sure to lock your cars as they accept no responsibility for break ins and refuse to install cameras)

Parking garage gate malfunctioned causing $4800 worth of scrapes/paint damage to the hood of my Range Rover (property claimed "no liability" because it is posted on the gate that property is not responsible for gate malfunctions)

2 bikes stolen ($5000 in damage -- again no cameras, property claims "no liability")

Dryer has not worked for 5 months (after 4 maintenance calls months in a row property refuses to replace because they say the "heating element" works so replacement cannot be approved)

Moved in July 2020 (pool closed for first 3 months property continued to state the "wrong filter" replacement had been ordered)

No pictures of bathrooms on any listings because they have NEVER been updated since the building was constructed. Completely disgusting and outdated. (make sure you bring your mold spray)

In 6 months, I have had over $10,000 of damages between theft and car damage from malfunctioning property. The manager agreed to paint my unit the original grey paint I was promised upon moving in as a settlement. UNBELIEVABLE how negligent this property ownership group is to the tenants.

We spent several weeks around the area looking for a good apt to stay in, after a long search we found mariposa lofts a little hidden. We fell in love instantly, the clean complex, great access to all the major hot spots of Inman park and pries made this find a good one!

I've lived here for over 6 years and just today moved to a bigger unit within the complex. The seemless transfer and the helpfulness of the team prompted me to write this review as they all deserve recognition. They were all patient (with my 10,000 questions), helpful with every step in the process, detailed with explanations, and attentive to my requests. They are quick to respond and all very friendly.
