Osprey

I enjoyed my time living at Osprey. The community is very quiet, secure, and in a great location. The amenities were also a great bonus to living here. Thank you Dillard , Keri & Matthew you all are a wonderful team.

- "Smoke free community": This is not a smoke free community. I have seen people smoking on their balconies, near the pool, and the hallways + elevators more often than not smell of weed. Smoke can and has gotten into peoples apartments.

- Cleanliness: There is no valet trash on the weekend and holidays so residents will regularly leave their trash in the halls for multiple days creating a smelly unclean environment. Residents will regularly bring trash to the parking deck and leave it by trash… cans. I would also note that there is a general disregard for cleanliness immediately outside the community. Leaving cans and bottles just about everywhere and emptying cars of small items onto the parking deck rather than tossing it in the trash cans.

- Security: Vehicle break ins have been an issue, especially since the residents parking is not secure (the gate has been broken for 6 or 7 months). In recent months property management has gone through multiple iterations of physical security in the evenings/night. I guess thieves only work at night. The other part of this is that residents pay for secure parking which is not secure.

The Latch system has its pros and cons. It great not having to keep track of keys or fobs but its not as fast especially when it needs to be used multiple times before getting into the apartment (some high use readers are painfully slow).

- Noise: Other than street noise from the windows (not acoustically or thermally efficient) the building seems fairly low noise. This is luck of the draw with neighbors I suppose but being a concrete and steel building it is definitely better acoustically vs wood construction.

- Apartments: Brand new when I moved in so no complaints. How they hold up over time is hard to tell but no complaints or issues with any electronics/mechanicals.

- Community Internet: Speeds are consistently higher than what is advertised. One outage which was resolved within hours.

- Location: Great location for life/work downtown. The area is very busy and not as walkable as one might think but could be much worse. Read More

The process of renting the apartment and moving in can be daunting but was made smooth by Judith and the team at Osprey. Amenities are fantastic and accessible, and staff is very friendly, professional, and always welcoming!

Love the location of theirs property and the leasing office women are awesome! Only downside is parking issues and no free guest parking, but everything else makes up for it!
