The Kendrick

Coming to kendricks has been an experience. The pool is absolutely amazing, the chairs and the color yellow really is an eyesight. What caught my attention to these apts. Applying was really easy, neighbors are chilled.

First, the leasing team misrepresented the condition/quality of the unit I would receive. The unit I moved into looked nothing like what I was shown before signing my lease. It was dirty and poorly maintained, with loose wall panels, dead spider eggs on the balcony, a dirty toilet, cracked refrigerator doors, paint defects throughout the unit, mismatched hardware, dirty sink dispensers, cracked and mold-damaged baseboards, a filthy dishwasher, and doors literally falling apart. I was left living… in a unit far below the standard I was shown and promised. Had I known the actual condition of the apartment or the level of service I would receive, I never would have signed a lease here.

I have also had multiple packages and pieces of mail marked as delivered that were never received. There are no cameras near the mailboxes, and when I sought assistance, my concerns were largely dismissed. The parcel room is located inside the leasing office, which closes at 6 PM on weekdays, 5 PM on Saturdays, and is closed on Sundays. For residents who work nontraditional schedules, retrieving packages can be extremely difficult despite paying for the parcel service.

Another major issue was having my vehicle towed from the property where I live. Management hired a towing company to remove vehicles with flat tires, expired registrations, or those deemed inoperable. As a resident, I was forced to pay more than $250 to recover my vehicle. While I understand enforcing community standards, towing residents' vehicles while so many property issues remain unresolved feels excessive and misplaced.

The front gates are rarely functioning. The security patrol seems more focused on issuing violations for trash cans being placed out early than addressing actual property concerns. The dog park is consistently covered in waste and has a strong odor, despite management regularly reminding residents to clean up after their pets. The property itself is not maintained to the same standard it expects from residents.

Lastly, the staff have been difficult to work with and generally unhelpful. I was told my apartment would be repainted after I complained about the poor paint job shortly after moving in. That promise was made in December. It is now late June, and no repainting has been done.

If you care about your home, your vehicle, the cleanliness of common areas, your pets, or your overall quality of life, I would strongly encourage you to consider other options before signing a lease here. Read More

Has been okay lately. Mostly quiet. Living in the back of the complex, the bugs are back for the summer though. Some of the buildings need a good pressure washing in the walkways also

At the a kendrick, the staff is friendly and they are fairly responsive to maintenance requests, but the community amenity rules and trash fines are unreasonable
