Terrible Management 2026
I relocated to Atlanta on February 25th and began the apartment application process shortly after. It has now been over a month. From the beginning, I submitted all required documentation, including my birth certificate, Social Security card, pay stubs, and additional paperwork. I was initially told the approval process would take approximately two weeks due to the extensive requirements associated with a tax credit property.
After two weeks passed without any communication, I followed up and... was informed that the entire staff had been replaced. I was told the previous team consisted of temporary employees who had made multiple errors, and that the new staff would be correcting those issues. At that point, I was also told there was additional paperwork I needed to complete that had been missed during my original application. I specifically asked if anything else would be required, and I was assured that there was not.
Throughout this process, I made multiple calls and visits to the office, as I was working within a limited timeframe to secure housing. I clearly communicated my urgency and growing frustration to both Gina and the property manager, Terrell.
When I returned to complete rental verification documents, I was told I could bypass part of the verification process by emailing screenshots of my ADP pay stubs. After leaving, I became concerned due to the inconsistent and constantly changing instructions I had been receiving.
I attempted to speak directly with Terrell for clarification but was told on multiple occasions that he was unavailable. After persistent follow-up, he eventually returned my call. During that conversation, he provided yet another set of requirements, stating that I needed to submit pay stubs directly from ADP with a visible URL for verification. When I asked why this information had not been shared during our previous conversations, he explained that he was still addressing issues left by the prior staff.
At this point, the process has been marked by inconsistent communication, conflicting instructions, and a lack of professionalism. I am concerned about the handling of sensitive personal documents and the overall transparency of the application process.
I am currently seeking alternative housing options, but I also plan to escalate this matter to the regional manager to ensure that proper procedures are being followed. Based on similar experiences reflected in online reviews, this appears to be an ongoing issue.
