Unprofessional Management

February 26 or 27, 2025 maintenance and management requested to fix my bathtub because of a leak going to the apartment below me. On March 1, 2025 I came home to the sign in the first photo. Less than a month later the “fixed” bathtub is worse than before (see the following photos). Below is the maintenance request I put in the portal:

Parkside Maintenance Request - 3/27/2025

The seal on the bathtub floor is peeling and bunching. As discussed with the leasing agents in the office, I will need...
a functioning bathtub by April 9, 2025, due to an upcoming medical procedure. I will need to be able to sit in a functioning bathtub and not shower. I had to rearrange my life and reschedule my medical procedure the first time I was without a functioning tub and shower, which cost me. I cannot afford to rearrange my appointment again.

Because this is the second time I will be without a functioning bathtub and shower, I am requesting a change in my rent for the first inconvenience as well as the next one. I am open to discussing this further and providing more photos of the tub should you need more information.

The response from the leasing office is that they want to give me $100 off my rent next month. My bathtub still looks like this and isn’t fixed. My medical procedure is in less than 5 days, I have been informed that my tub will not be fixed as promised, and this is my only bath and shower. Would you live in a place that has a tub/shower like this? Is $100 off rent enough?

Update May 2, 2025:
•I have had my medical procedure and still cannot use my bathtub
•60 days without an efficiently working bathtub
•Full rent paid on time every month
•No compensation or discount on rent
•No contact from leasing office or owner

September 2025: no notice of lease renewal, bathtub still destroyed, trying to raise my rent, 2 out of 3 gates are broken. New management desperately needed.

Horrible

Parkside at Town Center fails to meet basic standards of quality and professionalism. Unfriendly staff, unsettling maintenance, broken AC, deplorable living conditions, and nearby homeless individuals create a nightmare scenario. Seek a better living option that prioritizes your well-being and provides peace of mind

Poor Management

I have lived at this property for greater than five years. There have been numerous managers. Some have been great while others not so good. Communication is lacking. Phone system is poor. Call and leave messages and no return call. When I call I get a message that I have a work order and I have not placed any work orders. I get a least one email a week to evaluate Maintenance department on the work they have completed in my unit. I call the office and they say I don't have any work... orders. Very disappointed with current management.

Not very good, but improving

Stayed here for 25 months-
Middle floor, 400 series

The good:
Utilities like electric (cobb power) and internet (xfinity) are amazing and good. Pretty cheap too.
The management staff and maintenance crew are getting better, but they’re super short staffed.
The community is pretty safe, never had any packages stolen, gun shots etc., even with broken gates.


The bad:
The parking is horrible if you live in one of the middle units or near the soccer field.
Pool randomly closed for entire...
weekends.
The location is good, but you will make so many uturns you’ll be sick.
Getting ahold of pest control is difficult.
The current community is nice, but I think even the community is going down hill.
The trash service isn’t bad, but if you live near the middle, you’ll hear the truck lifting the huge trash compactor every morning.

The ugly:

The mail system has not worked for 6 months - you have to go to the post office to get mail.
Gates have been broken for months.
The “gym” has almost all broken or dated equipment and it’s the size of locker room. It’s crowded with 3 people in there.
Can’t easily pay rent individually with roommates.
Some of the “amenities” are just gimmicks - like the “car wash area”, it’s a spicket in a wall.

Overall, it’s an okay place. It’s a mixed bag of older people, kids and college students. Never felt in danger. This place is improving I think, but for the money, you can find a better place.

STAY AWAY & SAVE YOUR MONEY

I can start by saying I have no idea how this place has 5 Stars. It is unprofessional and simply a dump. Reasons why you should stay away.
1. You will be paying for inaccessible amenities. The pool is closed 9 months a year, the gym that is supposed to be “24 hours” closes at 5:30pm during the week and closes earlier on Saturdays and completely closed on Sundays. The DOG PARK is a dump, pictures show grass but it is literally a dirt/mud field with 3 rusty play structures.
2. MONEY MONEY MONEY...
Is all they care about. They will find every way possible to charge you for something ridiculous.
3. PARKING. If you love Parking on the other side of the complex and taking a hike then This place is perfect for you, because you will not get a parking spot anywhere near your building. However, they will send you emails for 6 months straight talking about how they will fix the parking problem. Nothing has changed except my inbox having 4 emails a day from them claiming they will fix the parking problem. And I have asked them multiple times that parking hasn’t changed... their response? “You have to be okay with not parking in front of your building.”
4. They charge you for trash services to come by and pick up your trash a specific day of the week. However, they pick it up on there own time.
5. LEASING OFFICE TEAM IS DISHONEST & RUDE. We have went to them complaining about the parking (major problem) and several other problems and they will look at you and tell you they have already resolved the problem or resolving it when we nothing has changed for months. They also towed my roommates car. (he was parked in a regular spot, didn’t have his parking pass on his window because he got in a car accident days before and his car was in the shop for a couple days) they towed his rental. And instead of apologizing and maybe understanding why he didn’t have his parking pass, they told him it was his fault and he should’ve got the pass out of his recked car. And he had to pay to get the RENTAL out himself. Now while this doesn’t seem to be as bad.. the problem is that they tow cars once a week maybe 2 weeks at random. And it’s never every single car that doesn’t have a parking pass or parked illegally (or else it would be around 30-40 cars) it’s just 2-3 cars and at they leave. (Even with cars still parked on the curb and 20 other cars with no pass.. they just grab 2 or 3. And I know because I walk my dog at 5 am and see dozens of cars still parked illegally/no parking pass.
