Old with inconsistent service
Ok apartments but far from luxury. The apartment I rented was ok but the decor and appliances were very dated. Service from the office was inconsistent and services including repairs were seldom completed in a timely fashion. The amenities including the gym were not well maintained. There are better places to rent in Newnan for the same cost.

Keep Looking
My family and I had the misfortune of living here for a little over three years while looking to purchase a house. During that time the office went through four managers. Three of the four demonstrated competence while the fourth left much to be desired.
Maintenance was always an issue. We moved into an apartment that smelled like smoke and hadn’t been cleaned. We ended up doing the cleaning ourselves. Maintenance requests had to be submitted several times before the maintenance manager would... respond.
Safety issues abound. On a number of occasions we received notice that cars had been vandalized, and our own apartment had gum placed over the peephole. A package was stolen from us around Christmas. A downstairs neighbor called the cops on us about twenty times, citing noise. Without merit Marie, the last manager, sent us a letter threatening to evict us. When I responded with my request for the amount due in our lease she backed off.
Often my phone calls would go unanswered, and like a high schooler I would have to block my number to get them to pick up the phone. The gates were always down, the trash was always blocked. The playground is not well kept and anyone in the surrounding areas can and will use the pool.
The apartments themselves are poorly insulated, thus you will not pay less than $180/month for power. The apartments have been updated, but it is little more than cheap laminate over concrete.
Living here felt like living in the slums. Ultimately the community is poorly managed and overpriced.

Wonderful Place to live
Been living at Lullwater for over a year and they have been wonderful! I love how friendly, helpful and professional they are. The ladies even know me by name and apartment! Maintenance has fixed my minor issues within the same day. Will recommend to anyone looking for an apartment.
