How Is This Rating Determined?

Good and bad neighborhood .Worse management

Since I've lived here:
1. Apartment broken into and robbed through breaking out glass on balcony
2. In middle of the day my car window smashed out and car robbed.
3. Witnessed an innocent tenant waiting for a ride get jumped by a car that pulled up on him and wrestled him for his backpack.
4. ALL the landscaping cut down fully exposing inside my unit without prior warning
5. Flooding 3 times by the various tenants above me with them taking no responsibility. Left with mold and holes in ceiling... to deal with
6. Incompetent onsite property manager?? If you could call it that. Which is the most frustrating part of all.
