RENTAL REQUIREMENTS:
GET (General Excise Tax) will be added to the monthly rent.
Monthly RENT plus GET includes water and trash.
Electricity, cable, internet, and phone are the tenant's responsibility.
Unit will be professionally cleaned upon move-in and needs to be in the same condition upon move-out with our
cleaners, as well as carpet and upholstery, if furnished.
Any fines and/or infractions for violations against House Rules are at the tenant's expense.
No pets are allowed.
No smoking, including medical marijuana or illegal drugs, is allowed in/on the property or lanais and are grounds
for immediate eviction.
Security deposit is one month's rent.

TENANT REQUIREMENTS:

There is a $40 application fee for all persons who apply that are 18 and over.
Credit scores of all applicants need to be no less than 695 with no delinquencies (our office will run credit, criminal
background, and sex offender checks). Each applicant will be considered case-by-case if the credit score is below 695.
Couple Applicants must make a combined income of at least 2.5 times the rental rate; roommates must each qualify
independently for the unit.
Tenants must obtain renter's insurance, and it must show West Hawaii Property Services, Inc. as an interested party.
Tenant will be responsible for electricity in his/her name before move-in.
