I enjoyed living at sun valley for the most part. However, the high cost of electricity though Egyptian electric no matter what the amount of usage was ridiculous. And don’t even think about playing the slightest bit of music, your neighbors will definitely hear you. Internet service that’s available is also terrible and as a Med student, I suffered. Again, nice place to live but the hidden costs and lack of insulation are sorely lacking.

Me and my Husband stayed with Sun Valley at Black Diamond Drive for 2 years. They (in my opinion) are one of the only non-student housing options in the area. If you are looking for a safe community devoid of all the normal college debauchery then Sun Valley is the Place. The property manager (Zach) is pleasant and helpful. The maintenance staff (Russ) is competent and trustworthy. There are a few inconveniences like the construction of the new buildings, but that is about to be done with. Very... happy with my stay.
