PROSPECTIVE TENANTS BEWARE
If you are considering moving into an Onni-managed property, I strongly encourage you to do extensive research before signing a lease. There are significantly better buildings in better parts of the city available in the same price range.First and foremost, prospective residents should understand that this building sits directly adjacent to the Metra train tracks. Even on the 10th floor, the train noise is relentless. Metra trains begin running around 5:00 AM and continue until approximately... midnight. The noise issues don't stop with the trains. The busking sits atop the I-94 freeway. Security is another major concern. The outdoor parking area is not secure. During my residency, my vehicle as well as several others within the lot had windows smashed.
The amenity situation was equally disappointing. The indoor hot tub, steam room, and saunas were frequently out of service and often remained broken for weeks before repairs were completed. The outdoor hot tub was effectively useless because it was never properly heated.
Another issue prospective residents should know about is that the building effectively operates as both an apartment complex and a hotel. Hotel guests have full access to all amenity spaces. Large groups of short-term guests regularly took over common spaces, particularly the pool deck, making it difficult for actual residents to enjoy amenities they are paying premium rent to access. The apartments themselves also come with compromises that may surprise renters. The appliances are European-style and noticeably smaller than standard full-size appliances found in comparable luxury buildings.
Perhaps the most frustrating experience came after move-out. Residents should be extremely cautious and document everything. Management appears eager to identify questionable or exaggerated damages after tenants leave and then send bills weeks later. In my experience, charges were assessed for what appeared to be ordinary wear and tear and normal appliance usage. The post-move-out billing practices felt excessive and unreasonable. When questioned, I was met with threats of being sent to collections.
Overall, this was one of the most disappointing rental experiences I have had. Between the nonstop train noise, surrounding parking lot noise, security concerns, broken amenities, hotel-like crowds, undersized appliances, and questionable move-out charges, I would strongly advise anyone considering this property to run, not walk, in the opposite direction.
