DO NOT LIVE HERE

I do not recommend this building, especially given the extremely high rent.

Noise is a constant issue. Vacuuming occurs regularly around 7:00 a.m., and trash pickup is very loud and happens around 5:00 a.m., making consistent sleep difficult. The building has poor sound insulation overall—you can hear coughing from neighboring apartments and footsteps throughout the hallway. On one occasion, a neighbor’s security alarm went off for hours, and management did not resolve it; the fire department… ultimately had to be called.

Parking is severely limited. There is effectively no reliable parking, and several spaces were occupied for months by security vehicles that did not move. During winter, snow removal further reduced available parking, with snow pushed directly into usable spaces.

Heating reliability was also a concern. The heat went out during winter when outdoor temperatures were only a few degrees, which is unacceptable for a residential building.

The apartment itself had basic shortcomings. There were no installed lights in the bedroom, and strong cooking odors from other units entered the apartment daily. This may be especially uncomfortable for residents sensitive to smells.

Management has been difficult to deal with. Communication often felt patronizing, and management repeatedly stated that a notice regarding residents smoking marijuana would be sent, but no such letter was ever distributed, and the issue was not addressed.

Due to financial constraints, breaking the lease was not an option, leaving me stuck in an environment that significantly impacted my quality of life. Good sleep was essentially nonexistent, and the overall experience does not justify the rent being charged.

Not a safe or friendly place

I have not had reliable hot water for MONTHS. The maintenance team said the problem was that one of the heaters was broken, and the other was not enough for all to get hot water (and apparently no interest in fixing it). They did not care, despite all my complaints and diligent payment. The AC broke (a bird was inside), and I had to change to electric heaters. My electric bill went up, and they did not reimburse me for the extra costs. My car was vandalized, my coat was stolen at the parking lot… , and again no compromise. Lots of neighbors complained about items being stolen from their cars in the parking lot. The front door lock of the building was broken for weeks, and nothing was done. There is no surveillance. This is not a nice or safe place. AVOID.

Great place to live!!

I can't say enough about the staff! Any issues are handled timely and professionally! The apartments are spacious and up to date! The fact that the place is pet friendly makes it that much more a great place to live!!

Expensive, Old, Dirty

These aoartment homes are not worth the money residents pay for them. The red doors are hideous and scratched up. The hallways are smelly and dirty they are never cleaned. The gym ewuipment is used and sweated on but not wiped down. Even seen a homeless guy sleep on the couch in the clubhouse.

Terrible management

I overlooked them not taking care of my maintenance requests for months. I overlooked them not giving me the referral discount when my coworker signed a lease.

When I moved out I was told all I had to do was turn in my keys. I moved out the week before my lease was up. In my conversations with management they had never told me I needed to give them notice if I was moving out. 1 Month after moving out I got a notice saying that I had an unpaid balance (over 2000 in fines for moving out without… notice) that had gone to collections. While I would have been upset and tried to figure out why I had to pay it, I was not given that opportunity. They never emailed me, called me or sent me a message about this balance. They didn't take the time to reach out and now it has affected my credit score because they weren't content with the ridiculous "market set" prices they charged me for 1.5 years.

There are much better apartments in South Bend for less, that won't treat you like a cash cow.
