The best parking is reserved for the businesses, not the residents who pay to live here. They are not pet-friendly. They only hold certain tenants to the rules. The staff talk about tenants to other tenants and give out personal information.They say they do pest control and routine maintenance but do not. The street noise is extremely loud while in the apartment. They plan activities during the day while tenants are at work instead of when most tenants are home. My experience at Arrello Apartments in Downtown Olathe, KS has been disappointing for several reasons. The most serious issue is privacy. Front office staff have openly discussed residents’ employment information, and I was personally affected when details about my own job were shared with others. This level of unprofessionalism is unacceptable and creates an environment of gossip and distrust.

Cleanliness of the complex is also well below average. The main stairwells appear never to have been... properly vacuumed or cleaned, and animal urine stains are visible throughout the hallways and stairs. The gym is consistently dusty and dirty, with animal hair tracked in on shoes, and it is not cleaned properly. For what is charged in rent, these conditions are not reflective of the value being promised.

The staff are generally polite, but often difficult to work with and sometimes dismissive of resident concerns. Maintenance is responsive, but they clearly are not responsible for addressing the overall hygiene issues, which continue to impact daily living.

If Arrello prioritized cleanliness, accountability, and professionalism, the amenities and location in Downtown Olathe could make this a worthwhile place to live. Until then, it does not live up to expectations. Read More

Trash gets left in the hallways and it constantly smells awful. You can hear your neighbors watching TV and dogs barking floors below you. One elevator. Creepy neighbors.
