Peace, quiet & community
Living at Turnberry Place has genuinely been such a blessing. From the moment I moved in, I felt like I was stepping into more than just an apartment—it’s a community.
The common spaces are thoughtfully curated—whether I’m working from the lounge, catching a sunrise by the pool, or hitting the gym, it all just feels intentional and elevated.
The team here? 10/10. Maintenance is on point, and always so kind and quick to help, and the front office actually listens when you need something. They... host events that don’t feel forced—just real moments to vibe with neighbors, try local food, and build community.
Also, let’s talk location. Everything I need is within minutes: brunch spots, cozy coffee shops, local markets, and the highway when I need to dip out of town. It’s a lifestyle here—not just a lease.

A rip off
You're really paying for location here as the apartments are tucked away in a quiet space off of Bluebonnet. The units are at least 20 years old and outdated. You're informed pre vacating that the unit needs to be left clean or additional fees on top of the $90 cleaning fee will be charged. With the exception of freshly steam cleaned carpets, the unit was left as clean as it was when I moved in. There weren't any stains on the carpet. At move out I asked the lady at the front desk who is... clueless when a move out inspection would be conducted for the security/damage deposit. She said the property manager wasn't in, and asked for my new address to mail it to. I never received it, and didn't bother calling bc the rude mgmt gives you run around BS. So if you decide to move here be sure to have documentation at move out if you leave the unit clean/undamaged.

Move Out Procedures
My son lived here for two years. We never had a single issue with anything until he moved out. When he left his apartment, it was left spotless and in move-in condition for the next resident. They kept a cleaning fee of $90.00. When I called to question the fee, I was told that they were charging the full cleaning fee because a $0.50 drip pan on the stove needed to be cleaned. So if you are going to move into this apartment, don't waste your time cleaning the apartment. They will find a way to... keep the cleaning fee anyway.

Renters Be Advised: AVOID AT ALL COST!
Although the photos and location suggest the complex is a hidden gem, you will be caught in a move-out nightmare (especially if you have pets).
"IF" you elect to rent from this complex, make sure to voice record every conversation you have when signing your documents. The management and leasing staff will explain and designate terms vocally without documenting them, hoping you will have forgotten about it. For example, we were told, as pet owners, we are not permitted into an apartment with... carpet less than a year old; understandably. However, after moving out, we recieved a bill for just over $500 for carpet replacement, declaring the "new carpet" had been destroyed by our cats. When asked to see pictures, those sent were highly ambiguous and could be linked to any apartment. When asked for the walkthrough video, we were told Turnberry does not have to provide it (conspicuous?). When asked why we were allowed into an apartment with new carpet, management (who was not present when the lease was signed) said we were informed the carpet was new and elected to rent the unit regardless... would not a policy ubstruction merit signing a disclaimer? When I called to discuss the matter, I was avoided, ignored, and emails were responded to late and with partial information. I finally was able to speak with the property manager, a rather rude, beligerant man who concerned more with finances than caring for their clients, past or present. He so eloquently stated, in a slow, southern accent one associates with a smooth talking Southern Baptist preacher/car salesman in a silk jacket and white leather shoes, "well, you're just mad because you don't like it", and hung up.
With the exception of repeat power outages, poor internet, and critters in the ceiling chewing holes in sprinkler pipes (dripping through the ceiling and on to the carpet.... perhaps causing the "pet" damage?), Turnberry is a nice place to live UNTIL you decide to leave. Expect to pay at least an extra month's rent in fees after move-out.
