Esplanade at City Park

I never write reviews but I've had it with this place... the mice problem was the final straw (I've caught 4 mice) but there are so many other problems I'm probably still missing some even in this long review. I've lived here for a year and there's been two washers out of service on our floor the entire time. They even got brand new washers and even the new ones didn't work! Heather from the leasing office is rude and unhelpful (she told me I had to be the one to call to get the washing machines... serviced). The fire alarms are constantly going off. The "remodeled" units are awfully done (lots of gaps between the floor and the wall where the mice were coming in) and one closest smells no matter what we do. We had a check bounce once (accidentally forgot to transfer funds over to the checking account) and they sent a letter saying we were going to be evicted the day that we found out about the check! It just tells you what kind of people they're used to (and there definitely are some questionable tenants). The gate for parking is constantly not working and cars are just making up lines for parking. The service elevator is just waiting to get stuck. The package room is always a mess with packages out of place. I've seen plenty of dog pee and poop in the hallways, elevators, and stairs. People are always stealing weights from the "gym". I like the location and amenities. The lake is very pretty to look at and I look forward to the activities esplanade has for it’s residents.

The Esplanade at City Park offers incredibly spacious floor plans that stand out compared to similarly priced options. Inclusive utilities add great convenience, and the location is unbeatable—just steps from the Fair Grounds, Bayou St. John, City Park, and great dining.

However, maintenance is slow and often requires multiple visits to resolve issues. The property feels understaffed, and unlike similar buildings, it lacks live security. It is monitored remotely, and the frequent outdoor... loudspeaker announcements (like warning people parked in the fire lane) can disrupt your time using outdoor amenities—though thankfully, the speakers are only on the exterior. Additionally, the gym is outdated and 24-hour amenities are sometimes locked, but they did just install brand-new laundry machines.

Occasional false fire alarms and neighbors leaving trash or pet waste are annoying, but typical of apartment living. Overall, it’s still a great choice for space and a prime location. Read More

Lovely atmosphere but maintaining this property is at its lowest! Gate is always broke, they don’t have any secured locks on any doors! People’s pet just use the bathroom anywhere without residents picking up behind their pet.
