New management destroyed my Lumina experience
I used to really love living here, but I have just moved due to worsening quality of the building. I lived here for two years because the building is in the perfect location in the city, right off the Lafitte greenway and walking distance to supermarkets. Ted has been a wonderful and attentive property manager since I've been here. But since the new owners took over, the place has gone downhill. While Lumina is still a property that could be great, the building is built much cheaper than similar... "luxury" apartments, and the new management has driven things into the ground. After two months of trying to negotiate my lease renewal, they only responded (negatively) to my proposal two weeks before my lease expiration, putting me in an impossible situation with little time to decide on what to do. On top of that, they ignored my transfer request for three months, and only responded after rejecting my lease renewal negotiation. Despite granting other transfer requests in these three months, this meant the options were few when I tried to seek out a transfer. My communications with management were condescending and incredibly slow.
This is on top of the fact that the cable machine in the gym has been broken for three months and counting, and the Peloton machine is unusable because they discontinued their membership a year ago. While the maintenance team is great and does its best to resolve issues and provide upkeep for the property, the reduction in staff that Two Coast Living made after taking over has degraded the building's quality. Many a weekend, trash was piled up in the trash chutes and overflowing. There are often no sanitizing wipes in the gym anymore, and it is rarely cleaned. When it rains, the gym and the parking garage always rain indoors.
Lumina is not worth the price tag. And beware: new management has made it clear to me that the lower rents offered now will certainly rise (which is wild because the quality of the apartment building has gone downhill since Two Coast Living took over). It could be 10 times better, but when management nickel-and-dimes things to make a quick buck, you (the tenant) lose out. I'm glad I decided to make the move out. Not saying don't move here, but just understand that if you are expecting a luxury experience, a clean building, a working gym, and problems resolved within a day, this is not what you will get at Lumina.
