Misleading Payment & Poor Move-In Conditions
For prospective tenants that split rent with a roommate or partner, BEWARE: The Mason at Fremaux Park uses RentCafe as the rent payment system and has partial payment pseudo-disabled in the e-portal.
This means one person must pay the entire rent, and the other(s) must reimburse them through a third-party money transferring service, which can involve additional service fees every month.
(The e-portal contains intractable UI and instructions suggesting that partial payment is possible,... however when attempting to enter a lower amount than the full rent (e.g. half), an error message appears and the system blocks it.
This leaves you with the only option to pay in full, or be redirected to the Flex rent program, which adds service fees.)
Given that the lease includes strict late-payment and eviction provisions, it is surprising that the portal does not support a clearer or more flexible payment process for households that share rent.
There was no clear written notice in the lease or elsewhere that the RentCafe portal has partial payments disabled, and it was difficult to get a clear explanation from management about the policy.

PLEASE thoroughly inspect your unit and mention any concerns before signing the move-in paperwork. It may be the only time your issues are acknowledged by management and maintenance.
In my case, the unit I received wasn’t cleaned after the previous tenants. There were stains and debris (e.g. crumbs, hair, dead bugs, etc.) on the counters, floors, and inside the cabinets, drawers, and refrigerator, all accompanied by a persistent odor that has not gone away despite repeated cleaning.
Maintenance issues include a broken light fixture, graffitied shelving, water damaged cabinet drawers that are difficult to open, a hole in the laminate flooring, paint smeared over the light switch, door hinges, toilet, and floor.
Additionally, the bathroom has an ongoing mold problem with buildup around the sink faucet, shower fixtures, and along the seams of the plastic wall panels connected to the tub. The caulking in the unit began to crack within the first 3 months, particularly around the bathroom fixtures; Bathroom ventilation is poor and there is a noticeable odor when entering. The exhaust fan has to be ran constantly which impacts the electric bill.
All of these pre-existing issues were reported to management, but none have been addressed
