Pests and Maintenance issues

We have lived in our unit for years and up until 2022, we didn't have any problems with mice outside of maybe seeing 1 at the beginning of Winter. However, as of Winter 2022, they were everywhere! Pest control came every 3 months to put down "snap traps", but no real preventative measures were taken. We were just told to clean up. Maintenance does patch work and expects tenants to pay for the supplies. This may be a good starter apartment for someone, but we have to leave now.

Best Property Management Company to Rent From

The apartment was very cost friendly for it being my first one My credit score was low and the management team was very flexible and worked out a security deposit for me which was very fair. Most property management properties won't even look your way with low credit scores. The unit I rented had all hardwood floors throughout and neighbors were quiet. I had NO rodent problems, NO infestation issues, and the building was always kept clean too. It seems only the "problem" neighbors always seem to... complain on these reviews, but for me as long as you pay your rent on time and communicate respectfully to the owners if any issues happen, all is good. The owners are very responsive to Maintenance requests and are very invested in their property. I HIGHLY recommend this place to anyone looking for affordable rent.

Poor construction -

After living here for over two months and spending more than half my day's gone, I finally watched a show that ended at 9 pm. A neighbor sends an email instead of asking to turn it down that I get from the landlord. ONE TIME!!! they must have enjoyed the show also to sit there through it. Instead of asking to turn it down because unless you are doing zero things, you are the center of attention through the thin walls with neighbors looking for brownie points to the person who is hardly home!... Guess music is a bust if you're into that. Been accused of leaving a bed out front by the trash two weeks after I move in because "I just moved in"...let that sink in. So everything brought is for keeps. Did I miss the way this works??? There is a nest camera out front (sinking in yet? It should since it wasn't me the whole time). If you have nothing to do and enjoy listening in on your neighbor's, come on in, but before you do, I am the only one that makes noise apparently (let that sink in too). There are free things like heat, but you don't control the thermostat, the landlord does. Water paid for, up to a point (unless it passes some amount, then it's on you) and no roaches/mice just lot's of other bugs haven't seen before being back near woods and all. Lots of squeaks and carpet didn't help (returned it). Carpet isn't cheap along with the 80% of the hardwood floors squeaking (and yes they complain about that too). Money out of my pocket trying to look out for people underneath only makes me think of paying more to have a lifestyle at home where others appreciate the thought.

Good value

This is my first review of an apartment but I think this one warrants it. Cooks Crossing is a great place to live. Gina the property manager and Kim, along with her maintenance techs are great. Any repair order put in is handled in a timely manner. The property is kept clean. I have not had any roaches or mice since moving here and that is important to me. These apartments are a great value with the added free utilities such as free hot and cold water, heat, cooking gas and free trash removal.... Believe me I have lived in complexes where you are charged for all those things. If you are fortunate to find a vacancy here it will be well worth it.
