Terrible management

Lived here over 10 years. New management as of ~2 years ago is terrible. Cockroaches around. I complained several times, they had the pest company come out, but the problem was never fixed despite multiple additional emails to them so I just gave up. I submitted a request for mold and radon testing on 6/5/26 and they didn't follow-up until 8/26/26 even after I sent several follow-up emails. Lots of illegal dumping/use of dumpsters by non-residents and management won't install cameras. Took ~18… months to set up the IT so we could print directly from the office computers w/o a thumb drive. Management does not enforce the marijuana or cigarette/vape smoking ban. Perhaps worst of all, they are implementing a new parking system-- license plate readers and residents have to register car w/ plates, photos, insurance, and license info. All visitors also have to register and are charged $1/hour or $8/24 hours. They emailed us on 9/10 to let us know the system was coming, sent a FAQ sheet (that was not helpful) on 9/16, and told us they are implementing the new parking system on 9/22. Office staff are RUDE. Maintenance staff are great. Noticed more evictions, louder tenants, and overall decline of the property since new management started. Sad, frustrating, disappointing.

Biggest issue are the mice

The location is ideal, and the previous owners were amazing, except that we started seeing mice entering the units back in 2021. It is now 2026 and the 2nd owner took over a few years ago. We've habitually complained about mice and nothing seems to be working. They have professional pest control come regularly to do what they are supposed to do, but mice are still an issue. I really hate that about this place. Otherwise, my experience has been great, except my rent jumped extremely high a… few years ago because they blamed the increase on COVID. Paying as much as we do and still having problems with mice is ridiculous. I don't know that this is going to improve if it hasn't by now!

Great place to live

I’ve had a great experience at Beacon Square Ct in Gaithersburg. The staff here are truly amazing, friendly, attentive and always willing to help residents with whatever they need.

I especially want to recognize Francis, who constantly stands out for his kindness and dedication. It’s clear the team here genuinely cares about the people who live here. Thank you.

used to be better

The apartments have been aging not that well. Amenities are subpar for the area and there was a management change and it has not been great. No communication with tenants whatsoever, rude people in the office who do not seem to know what they are doing. Unsure which way the property will go.
