Missed the mark for me.
Unfortunately, for me and my family, Owings Parks has failed to live up to the standards that merit the price of their units, so I will be terminating my lease. Shortly after signing my lease and moving into my unit there was a sudden change in management companies.
With the change in management we lost the ability to review documents related to our lease online, as well as the ability to submit maintenance tickets online. I mention those two things because a few months back I needed a copy... of my lease to register my son for school, however the leasing office was unable to provide those documents in a timely manner, resulting in me having to call their corporate office to get a response. There is no way to track maintenance orders, which is unfortunate since even the smallest of requests can take days to complete. I have found myself having to call the leasing office to confirm receipt of requests and track their status on several occasions.
Valet trash and it’s $25 monthly fee were also implemented with the new management company. In theory, valet trash is a great idea, however, since valet trash only picks up one bag of trash,5-days a week, I still find myself taking trash to the dumpster on the daily basis.
Over the past two-years, I have noticed cracks in the ceiling and both the water heater and a toilet in my unit have needed repairs/ replacement due to their old age. Same goes for the unit above me, their water heater also went up resulting in a leak in my garage. I reported the leak, but management never reached out to check on the damage caused to items in my garage as a result of the leak.
As far as the neighborhood, it is quiet, however neighbors are not friendly and there tends to be dog poo in many of the grassy areas around the neighborhood, making it difficult to play outside with my young son. Also, my car was rummaged through on two occasions. After filing police reports and bringing the issue to the attention of the leasing office they simply suggested parking in my garage.
Lastly, if you have little ones, you may opt for a ground level unit as the ceilings are not insulated very well. I hear all steps taken by the neighbors above me, and the neighbor below me has also mentioned that she can hear my son from time to time.
For those reasons, I will not be renewing my lease. I had high hope when moving to Owings Park, unfortunately, Owings Park did not live up to my expectations.
